Check out this stunning project! 🌟

This former Methodist chapel in Newquay dates back to 1900, and is now being reused as an art gallery. Although refurbishment works were being carried out internally, the exterior was restored with minimal intervention to allow its historic character to shine.

The proposed scheme included restoring previous elements that had been removed in a previous ownership, helping to building link back to its former glory.

This former tin mine is in such a picturesque location! 🌊

Perched on the cliffs near St Just, Levant Tin Mine is a reminder of Cornwall's rich mining heritage. It is home to the only working steam-powered beam engine of its kind which stands on its original site, a living monument to reflect on.

Levant is also a place of remembrance, marking the tragic 1919 man engine disaster which unfortunately claimed 31 lives. Today, this site stands as a powerful tribute to those who shaped Cornwall's past.

This Grade II Listed property in St Columb has some interesting historic features which provide glimpses of the building's past!

This date stone was found amongst some flagstones in the building's basement. Although it is unclear whether this stone is in its original position or was part of a previous building on this site, it still presents an interesting marker. As most of the floors are concreted, it is currently uncertain if other potential date stones are scattered around the site.

The Victorian cast iron firegrate is situated across from a doorway, which is slightly peculiar, suggesting that the layout of the building has been reconfigured over time.
Stay tuned to see what else we find!

Introducing modern elements within a historic building project creates a tapestry of different time periods ⌚

Within this former barn, existing openings were utilised to create large windows which not only provide natural daylight and frames views, but also complements the existing stonework and character of the building.

The distinguishment between old and modern elements show that building preservation can also be about evolving a building through different time periods by layering new elements in a sensitive manner. This way, the building can continue to tell a story in the future.

This building is a great example of this, having had preserved historic elements and more recent brickwork additions around the openings. This proposal has formed another layer to this building to show its evolution.

Q: Can I make changes to a listed building without permission?

A: No, and here is why it matters.

Listed buildings are legally protected for their historic and architectural value. Altering the building, even inside, without listed building consent has its consequences. This includes any works which affect the building's character.

These consequences include enforcement, where you could be required to reverse the works, or you could be prosecuted depending on the severity of the works.

If you have already carried out unauthorised works, there may still be a way to put things right. At CAD Heritage, we deal with these cases and projects all the time, why not contact us to see how we can help you!

Check out this transformation 🌟

Following a Class Q Approval, this barn has been converted into a new home. This stairway now creates a division between a living room and open plan kitchen and dining room. What was previously a dark and enclosed area has been opened up to create a bright transition space which has allowed natural light to flood in.

We are revisiting our previous blog posts! 📄✍️

Lath and Plaster has been used as a construction method for centuries. This is made up of thin wooden slats (laths) and layers of plaster, mixed from gypsum and water, with lime, sand or even horsehair.

While lath and plaster was commonly used in heritage buildings, it remains a valuable feature to preserve.

Tintagel is full of history and character! 🏰

Nestled in Cornwall's North coastline, Tintagel Castle's ruins stand overlooking Tintagel Haven. From the castle, a footbridge leads to Tintagel Island, where there are spectacular views which feature Merlin's Cave below. This can be accessed at low tide!

Many myths and legends surround Tintagel Castle, particularly with its association to King Arthur.

Preservation, where possible, makes all the difference when refurbishing a historic building!

During the conversion of this Grade II Listed Mill, the roof structure required new timber elements as water ingress was evident throughout the building. Although these elements were added, the existing historic timbers were conserved and restored where possible to retain the mill's character.

Old and New Building Elements can complement each other quite nicely! 🏠

Within this former mill, the first floor was unstable due to rotten timber joists. As part of the proposed scheme, these were replaced with a new timber structure. This not only provides a practical solution for safely refurbishing the building for residential use, but also creates a sensitive balance between the retained stonework and the new timber elements. The contrast between old and new is shown through the use of traditional materials, which enhance the building's character while respecting its heritage.
