A reminder that a refusal isn’t always the final word.

A recent application for a roof raise + dormers in the St Catherine's Hill area of Christchurch was refused on “character/appearance” grounds. We appealed — and the Inspector allowed the appeal and granted planning permission ✅

What made the difference?

🏡Clear street-scene context (there wasn’t one “prevailing” character)
🏠A design that reads as a coherent domestic roof form
💪Strong, objective explanation of why the change was needed

Wraparound Extension Transformation

This project replaced an ageing conservatory with a wraparound extension, creating a bright kitchen and dining space with much stronger connection to the garden.

One of my favourite details is the way the new roof tucks neatly under the original bungalow roof. The form actually evolved from the constraints of the site and available space, but it creates a really clean architectural relationship between the old and new parts of the house.

It’s a great example of how thoughtful design can transform a home without overpowering the original building.

When making changes to an existing building, it's important to accurately model the building first to avoid expensive mistakes later on, for this we use our own LiDAR scanner. Here is the result of an internal scan we did on a mixed-use listed building.
The next step is to create a model of the building around the scan in our architectural software and then to work on the proposed changes. In this case we are turning a fire-damaged pub on the ground floor into flats, but we use the same process for all our projects, from extensions and loft conversions up to schemes like this and bigger!

Just visited a recently completed extension project of ours in Christchurch, clients are very happy! When extending a house, it's always important to consider the light - you don't want the back of the room to be dark. So with this long side extension carefully placed rooflights bathe the kitchen in sunlight. Looks fab! 😍

Tiny home to be doubled in size! We’ve just secured planning approval on this bungalow in Poole to convert it into a two-storey house — swipe to see the changes! 👇📸
It sits next to another bungalow, so the case for approval was tricky when considering the street scene. One strategy was to use class AA permitted development rights to add a storey and bypass the planning department, but unfortunately this house was built just before the 1948 cut-off date for that form of PD. So a strong planning statement and a regular householder planning application was required and after 8 weeks; success! 🎉✔️

✨ Bungalow Transformation – All Within Permitted Development ✨

Great progress on our project in Bournemouth!
We’ve taken the original bungalow and designed a full width rear extension, a hip-to-gable conversion, and two new dormers — all carefully calculated within the 50m³ PD roof allowance

The result?
🏡 A bright 41m² open-plan living space
🛏️ Two new first-floor bedrooms + bathroom
🌤️ Lots of natural light with rooflights & full-height glazing

We always recommend clients secure a Certificate of Lawfulness (CLOPUD) from the council so there’s no doubt the scheme is fully PD-compliant.
