Now, the exciting part begins: the building stage! Your approvals are in place, documents finalised, and your builder is ready to go. Here's what to expect during the construction of a typical home extension project..

1️⃣ Site Set-Up: Your home is prepared for the works ahead. Existing rooms are protected and tools, skips and materials are brought in

2️⃣ Groundworks: The area is excavated for foundations, drainage, and services with excess material removed from the site.

3️⃣ Construction: The extension structure is built, including walls, roof, windows, and doors, making it watertight as well as the breakthrough to your existing house.

4️⃣ First Fix: Plumbing, electrics, heating pipework and anything that will not be visible once the project is complete are installed. Plastering follows.

5️⃣ Second Fix & Finishing: Visible elements like radiators, switches, light fittings, kitchen, and bathrooms are installed.

6️⃣ Interior Décor: Walls and ceilings are painted, woodwork is finished, and flooring is laid to bring the space to life.

7️⃣ Finishing Touches: Adding storage, lighting, furniture, etc. to make it your home.

Now that you’ve found the right builder, it’s time to ensure your project stays within budget. Let’s talk about building costs and how to manage them effectively.

Building costs can vary depending on the size, location, complexity of your project and the area that you live. For example, a single-storey extension should cost around £2200 to £2400/sq.m to build in the West Midlands but may not include extras like removing supporting walls or installing a new kitchen.

Always factor in a 10-15% contingency for unforeseen issues, such as tricky ground conditions, remedial work to previous alterations or changes to your plans. Remember, the more detailed your architectural drawings are, the better your chances of staying on budget.

Once the price is agreed, a clear build contract is essential. It should outline the scope of work, payment terms, timelines, and what’s included in post-completion fixes. This gives everyone clarity and protects should challenges arise.

Remember, the goal is to feel confident about your choice and ensure they meet the standards required for a successful project.

1. Builder’s Experience & Project Compatibility: How many years have you been in business? Have you completed projects similar to mine? Can you provide references from past clients? Experience counts for a lot, but so does familiarity with the specific type of work you need. Be sure to ask if they’ve done similar projects successfully and take the time to verify references.

2. Quality Assurance: Recent Projects and Reviews: Can I visit some of your recent projects? What do your online reviews say? Seeing their work firsthand can give you a solid idea of their quality. If you notice consistent positive feedback in online reviews, it’s a good sign they value client satisfaction.

3. Project Timeline and Structure: What’s the expected timeline for my project? Do you require a deposit? If so, how much? What is your payment structure? Setting clear expectations for both the timeline and payment terms from the start can help avoid misunderstandings later.

Recommendations are often the best way to find a dependable builder. Talk to friends or family members who have had similar work done — if they were happy with their builder, it’s a positive sign they may be a good fit for you, too.

Don’t forget to ask your architect or designer. They typically work closely with builders and will know reputable, reliable professionals who have a track record of quality work.

Another useful approach is to look around your neighborhood for ongoing work. Talk to homeowners about their experience and get some honest feedback. Ready for the next crucial step? Understanding the importance of structural calculations! 🏗️📐

Many home extension and alteration projects will require structural calculations, especially if you’re removing supporting walls, adding floors, or enlarging openings. Building Control will insist on structural calculations to ensure your designs are safe and viable. If your architect or designer isn’t a qualified structural engineer, they’ll need to collaborate with one to get the necessary calculations done.

Be mindful that structural changes can significantly impact your build costs — what seems like a simple wall removal could add thousands to your project due to the structural work required. Expect to pay around £100 to £150 for structural calculations for a single steel beam. Site visits by a structural engineer aren’t usually necessary, as detailed drawings provided by your architect or designer will provide sufficient information for the engineer.

The next critical step in your building project? Navigating public sewers! 🚧💧

If a sewer pipe is shared by multiple properties or serves a single property but is outside its boundary, it’s considered a public sewer owned by your local water authority, such as Severn Trent. If you plan to build close to (within 3m) or over a public sewer pipe, you need to obtain approval from your local water authority to do so. Drawings need to include the sewer's location and details on how you intend to build close to or over it. You'll then need to submit an application along with a fee, and if your plans meet their requirements, you'll receive provisional approval with specific conditions for your builder to fulfill.

It's essential to note that public sewer pipes with diameters of 100mm to 225mm are generally easier to build close to or over, while larger ones can be complex and sometimes forbidden to build close to or over. Always seek advice early in the process! If a public sewer is discovered during excavation, contact the water authority immediately. Plus, don’t forget that separate applications are required if you intend to make new connections to a public sewer.

If you're planning to build close to or on a boundary with a neighbour, you'll need to comply with the Party Wall Act. This applies to works on existing shared walls and new excavations within a certain distance and depth to a neighbour’s property too. It's essential to inform your neighbours by serving a Party Wall Notice, detailing what work you plan to do, how it will be conducted, and when. A written agreement should be in place before starting any building work. If disagreements do arise, appointing a party wall surveyor may be necessary to resolve issues and protect their property. Your architect or designer can guide you through this process!

The next step in your home extension journey? 🏗️ Navigating building regulations!"

Building Regulations are essential technical standards set by the government, applying to nearly all building work, including extensions, loft conversions, and garage conversions. These regulations cover design, construction, health and safety, energy consumption, and accessibility, but NOT the quality of workmanship, which is why choosing the right builder is crucial. You can apply for building regulations approval through either a Full Plans Application or a Building Notice. The Full Plans route requires detailed drawings and relevant information such as structural calculations to be submitted, typically taking 4 to 6 weeks for approval. Alternatively, a Building Notice allows your builder to start work within 48 hours of submission, but is more suitable for smaller projects as it relies heavily on the builder’s knowledge of regulations. Periodic inspections by a building inspector will occur during the build, which should be coordinated by your builder. Once the building work has been completed, a Building Regulations Completion Certificate will be issued, confirming compliance.

The next step in your home extension project? 🏡 Understanding permitted development!

Did you know that some home alterations don’t require planning approval? Under permitted development, you can typically carry out certain extensions and alterations without needing to apply to your local authority, provided your property isn’t a listed building or located in a conservation area or an area of Outstanding Natural Beauty. Common modifications include single-storey rear or side extensions, some two-storey extensions, loft conversions, front porches, garage conversions, and conservatories. However, criteria must be met for each type, so consulting your architect or designer is crucial. While planning permission may not be necessary, obtaining a certificate of lawfulness is advisable. This certificate proves your proposals are lawful and can be beneficial when selling your property in the future. Remember, some properties may have had their permitted development rights removed, meaning any modifications listed would require planning approval, especially in new builds or barn conversions.

However, it’s essential to consider where the stairs will be located and how they might affect the rooms below, as well as ensuring your home is structurally sound for the conversion. Keep in mind that a loft conversion may not be ideal if it means losing a first-floor bedroom for stair access or if you prefer all bedrooms on the same level. Expect a build time of 4 to 8 weeks, with costs ranging from £40,000 to £60,000, depending on the complexity of the work and size of the dormer.
