As we wrap up the year, we look at the Beacon Window, on the Luss Distillery project. Perfectly framing the historic glen to the west, and forming a wonderful window into the courtyard building in the centre of the site, The Beacon window by Paul Hodgkiss Designs became a fundamental aspect of the entire project. It acts as a distinctive feature of Luss Distillery, just as Ben Lomond acted as a 'Beacon Hill', visible from a large area of west central Scotland.

The diamond shape from Ben Lomond Gin is a recurring feature throughout the whole distillery design, from the large Beacon windows and entrance sign down to the highly detailed external door handles, where diamond shapes were incorporated to the design to give a cohesive feeling to the overall site.

Thanks to all our clients, contractors, consultants, and everyone we have had the pleasure of working with across 2025, and we are already incredibly excited to see what 2026 brings!

Planning Permission..

In addition to preparing 3D visuals and walkthroughs of the proposed design, (which really tell the story and convey the concept), providing true elevations of the proposed buildings is always a requirement of a Planning Application.

The Planning Department need to know on the Application drawings what materials are proposed, and then also confirmation prior to their installation on site. As Luss is within a Conservation area, the materials which were selected were required to be complementary to the traditional materials and colours widely seen throughout the village.

We prepared elevations to give an impression of the materials which would be used on site. This involved collecting and testing numerous samples to select the final materials which complimented one another most effectively. Samples of the corrugated wall finish, metal roof finish, and charred timber all made their way to our office for consideration, prior to the final decisions being made. We think the materials work really well together, and the time taken to consider them was very worthwhile!

As we are looking ahead to the end of the year, and looking back at all the amazing projects we have been involved in in 2025, we have realised that it is almost a year to the day since both Planning Permission and a Building Warrant were Granted for Luss Distillery ! Now seems like the perfect time to share more of our initial drawings and models…

Both Planning Permission and a Building Warrant were Granted for the the distillery in the same very busy week last December. Our team were hard at work throughout 2024 to ensure both the Planning Permission and Building Warrant were in place before the Christmas Break for an anticipated start on site on the first week back in January!

We produced all our drawings in Revit, which allowed us to easily create 3D models for the client to view and envisage the space. This also allowed us to develop 3D renders in Twinmotion to showcase and test the various proposed materials. This began to bring the spaces to life - see how in this initial flythrough video we created way back in May 2024.

The Revit and Twinmotion models were able to be shared between design team members, and were interchangeable into other software’s to further develop the likes of furniture, bespoke joinery and photorealistic renders throughout the project.

This was the first full project for the ajfitchet team to complete in Revit, producing everything from initial survey and concept drawings through to construction drawings in the software.

It has been a steep learning curve for the team but seeing the results providing 3D models encouraged us to take many more projects through Revit… watch this space!

Site evolution..

Our Team regularly took the scenic route across to Luss to inspect the Luss Distillery project site, monitoring and observing progress as it developed throughout the year.

With a freezing initial pre-start meeting in January this year to some glorious sunshine over the summer months (and everything else in between!) it has been fantastic to witness the evolution of the buildings as they came out the ground and were transformed into unique atmospheric spaces.

With the buildings now complete and operational, it is rewarding to look back through several of the progress photographs taken while visiting the site throughout the year and witness the buildings start to come to life! We will also be visiting the completed project to see how it all works in reality, and of course we will have to try some of the samples on offer... 🙂🥃

Concept To Completion

We are over the moon that Luss Distillery officially opened it’s doors to the public this morning for the first time!

It’s been an incredible project to work on, with some team members being involved in the project from it’s initial concept over 5 years ago - yip that’s pre-Covid!

Looking back at the journey from the initial concept models, through their development and onto the completed project it has been rewarding for the team to not only see the final vision come to life but notice the development in the practice and the team’s skills within these 5 years.

We wish the team at Loch Lomond Group the best success with Luss Distillery and look forward to visiting and celebrating with everyone involved!

As the unseasonably warm and dry weather looks like it is coming to an end, we took the opportunity this week to spend a couple of days over at Loch Lomond meeting our clients in Inverbeg, Luss and Gartocharn in the glorious sunshine☀️! We will never tire of site visits with views like this and are very fortunate to be invited to work in such a wonderful part of Scotland!

Incase you missed todays edition of The Courier UK, we are delighted that one of our projects featured on the front page, and then just inside the front pages! We were referred to Perth and Kinross Community Sports Network a number of months ago and have been working with them to develop a vision for how a reimagined Bells Sports Centre in Perth might look. Today, with thanks to Séan O'Neil, an initial design was publicly revealed in the paper.

Having closed in 2023 after a serious flood in the area, Bells Sports Centre has never reopened, however the Community Sports Network is driving a campaign to reopen the building and reinstate it at the heart of sporting and leisure events in Perth. It has recently been granted Grade B Listed status, and the dome is an iconic design, providing a vast, versatile, indoor space which can host a number of events. We would love to see the dome retained as an indoor space, the energy performance of the whole venue improved, solar panels and grass roofs installed, and the accommodation inside to be vastly increased to maximise the potential of the centre. Imagine the range and scale of events that could be attracted back to the centre..!

We love working with old buildings, Listed buildings, and community groups, so this project ticks a lot of boxes for us. To have the Community Sports Network behind us, and to know that the daughter of the original Architect of Bells Sports Centre is fully supportive of the design is humbling. It would be wonderful to see Bells Sports Centre reimagined and reopened as an indoor facility, respecting the legacy of A.K.Bell, whose name is synonymous with the centre, and the wider City of Perth.

It was great to visit one of our earliest projects this afternoon and see how well it still looks after all this time. 😃...

It was great to visit one of our earliest projects this afternoon and see how well it still looks after all this time. 😃 It is hard to believe it is already over 11 years since we designed the facility! 😲 To see how many other activities are in the building is fabulous, and it continues to go from strength to strength!

We love being involved in community and sports projects, knowing how many people can benefit from these facilities, and we are very lucky to have since carried out a number of them across Dundee, Angus and Glasgow. If you know of a community or sports club that is looking for a new space and doesn't know where to start, we would love to help! ✏️
