A few progress photos from a small project which demonstrates how permitted development and strategic thinking can be employed to achieve the results required.
This oak timber framed garage is part of a larger project to provide a kitchen extension. The property is located in the greenbelt and a conservation area, so the local planning authority were reluctant to allow permission for a small kitchen extension without the demolition of the existing garage to offset the footprint of the new kitchen. However, permitted development rights were employed to construct a replacement garage to the rear of the plot.
By agreeing to the demolition of the original garage, the householder could increase the size of the kitchen due to the size differential. Additionally, the use of permitted development allowed the householder to retain a garage and actually increase the size.
A lesson we should all learn…….it’s always worth stepping back and thinking about the bigger picture.
