The fuse board was tripping out every time the immersion was turned on using my multimeter i located the fault on the element.
after draining down the tank and hoovering out the scale in the bottom with my wet vacuum
I changed the element
As you can see in the photos new against the old

This customer in their guest house was loosing 700 litres of water under 5 minutes causing the alarms to go off on the trend system,
i found when the booster pumps are turned on it was sending water back down into mains
I isolated the bypass until the replacement arrives

Full strip down service on this worcester Bosch , new gasket and electrodes which hasn’t been serviced since it was installed 7 years ago please make sure you get boiler checked every year by a reputable gas engineer

This boiler was giving off a very strange sound, on further inspection after isolating and left on test found the main heat exchanger leaking onto the burner

A little work in progress shot of a thermal store replacing a pulsa coil 200 as no route for an over flow pipe or a route for a pressure Relief pipe this tank is a great replacement 👍

According to the customer the company who services the boiler never takes the case off, this Blocked condense trap causing the boiler to go into ignition lockout, cleared the block and flushed it through , make sure you get your boiler serviced and the basics done this should have been cleaned out on the annual service
