We’ve just submitted a Lawful Development Certificate for a property in Barnes. Swipe through to see a selection of the drawings.

The development opens up the back of the house for a new kitchen on the ground floor, with a new bathroom taking shape on the first floor.

Our process for an LDC is very similar to planning, with existing and proposed drawings, alongside clay models of the interior spaces.

While a planning application isn’t required under permitted development, an LDC is a great option if you’d like future planning support or a smoother property sale down the line.

A new oak balcony and large ground floor extension for a barn in Leatherhead, drawn and visualised as part of a Signature tier technical pack.

A tall, modern kitchen built around a warm terracotta palette, sculptural pendants and brushed steel appliances.

The space forms part of a rear and side extension, with a 3.5m ceiling height, an exposed brick feature wall and a linear skylight flooding the room with natural light.

These visuals form part of a Dual Studio Phase 2 Signature package, where we use accurate materials, finishes and lighting so you can see exactly what your space will look like before any work starts on site.

Another week at Dual wraps up with another planning approval, this time for a family home in Mitcham.

The brief centred on opening up the ground floor to create a large open-plan living space, something the existing layout couldn’t offer. Upstairs, a full-width rear dormer extension adds a new large bedroom and ensuite to the second floor.

Our client chose an Essential Phase 1 planning package and added a clay 3D model of the open-plan kitchen and dining room, giving them a real feel for how the new space would work.

Starting the week off experimenting with a new bathroom design built around a circular shower enclosure and a large freestanding bath. Natural light pours in through circular skylights above, while warm LED lighting takes over softly in the rest of the space.

The palette leans into deep blue gloss tiles against a pale terrazzo floor, with white basins and chrome fixings adding contrast throughout.

A collection of Phase 2 technical drawings for a rear two-storey extension in Surrey.

With the existing house finished to a high end, Rob had to work closely to match those finishes throughout the design, all while coordinating with a structural engineer on the steel structure needed to support the new build.
