Orbital House, fit-out process.

These images show the project as it progressed on site, from the space being cleared through to completion, and how the layout and environment developed over time.

The building, previously used as an NHS office, has been adapted to support its new use. Early stages focused on opening the space and setting out the new layout, followed by the introduction of new walls, building systems and finishes to shape a practical and well-organised workplace.

With the fit-out now complete and furniture soon to be in, the building has been brought back into use as the new headquarters for IRATA International.

📍FITNESS FEBRUARY – STEP CHALLENGE RESULTS

February saw the OSG Architecture team take on our step challenge, collectively reaching over 3.2 million steps across the month. While just short of our 4 million target, it’s a strong result, roughly the equivalent of travelling from London to Athens.

Through early mornings, lunchtime walks and post work miles, the team kept moving despite the wet and wintry conditions. The challenge has been a great reminder that consistent, everyday activity can quickly add up, supporting both physical and mental wellbeing.

A big congratulations to our top walkers, and to everyone who took part, with special recognition for those who showed standout consistency, improvement and determination throughout the month.

Off the back of such a positive response, we’re carrying the momentum forward into Movement March… 👀

The Building Safety Act has introduced new responsibilities, new terminology and a new level of scrutiny across the industry.

Over two years on from when the act came into force, the industry is still adapting to what this means in practice and it has brought into focus that delivering a successful building goes beyond a strong concept.

It depends on coordinated technical design, clear decision making and a robust approach to compliance from the outset.

Following the approval of our planning application for at Ramsgate, these site plans and images provide a closer look at how the proposals were carefully arranged across the existing site.

The layout was developed to support a high quality sports and leisure facility, with clear access, efficient circulation and a practical arrangement of the indoor courts and supporting facilities.

With construction now underway, we look forward to seeing the scheme take shape on site.

Iliffe and Iliffe, Market Place, Faversham

The challenge was to deliver a fit out within a prominent Grade II* listed building in Faversham’s historic Market Place, while safeguarding its architectural and historic significance.

Unoccupied for three years and formerly a restaurant, the building needed to be adapted to function as modern offices for Iliffe and Iliffe. The scope included refurbishment and repair works, alongside the office fit out, ensuring the historic fabric that contributes to the character of the town centre was retained and respected.

The constraint was heritage. Located within the Market Place, the building required a careful and conservation-led approach. Internal areas were stripped back where necessary to inform repair and adaptation, ensuring interventions were proportionate and respectful of the existing structure.

The outcome is a sensitively completed fit out that supports the building’s continued use and long-term care. Completed just before Christmas, the project brings this historic building back into active use within Faversham’s town centre.

SEAFIELDS PROJECT UPDATE

We were back on site in Birchington this week to review progress on one of our most distinctive private residential projects, a bespoke, Art Deco-inspired home being delivered as a self-build.

Set on the north Kent coast, the surrounding area is rich in Art Deco architectural precedent. This provided a strong foundation for the design, allowing us to reinterpret the style through a contemporary lens while responding carefully to the site and its coastal setting.

It’s rewarding to see the scheme taking shape, with significant progress made since our last visit in May. Once complete, the house will deliver a high-quality luxury family home, including a basement-level swimming pool and expansive views across Minnis Bay.

The building is being constructed using bespoke timber frame technology by Roe Timber, a key part of the project’s precision-led approach to delivery.

Yesterday, Keith attended the Future Homes, Skills & Innovation APPG roundtable on Making Retrofit Work, hosted by Tom Collins MP and chaired by Amanda Hack MP.

The session brought together industry leaders, policymakers and regulators to explore one question: How do we build back confidence and deliver better quality homes?

Key takeaways:

• ‘Warmer Homes Plan’ on the horizon
Government confirmed a new scheme is expected soon to replace the now-scrapped ECO4, signalling a renewed commitment to driving retrofit at scale and improving outcomes for residents.

• HSE emphasised “survey first, retrofit second”
Too many homes are being upgraded without meaningful assessment. HSE stressed that proper building surveys are essential to avoid unsafe, inappropriate or substandard installations — and to stop unscrupulous traders exploiting the system.

• National Competency Hub launching in January
A major step toward raising standards, improving skills and establishing clearer accountability across the supply chain. Competency was a central theme throughout.

• Honesty and clarity must improve
Industry and government need to communicate more openly about what good retrofit looks like, what it costs, and what evidence is needed. Rebuilding trust depends on transparency.

• A technical challenge as much as a policy one
To scale retrofit effectively, we need robust technical solutions, consistent frameworks, and a realistic understanding of what high-quality delivery requires.

• Quality over quick wins
Cutting corners today only increases risk, carbon and cost tomorrow. Long-term value has to outweigh short-term targets.

POV: you’re on site with OSG 👷‍♀️

Our junior team visited Ratling Road, where Jenner (Contractors) Ltd are delivering 39 new affordable homes for Moat Homes.

As architects for the final parcel of the outline approval, we’ve led the project from Stages 2–7 — from early design through to reserved matters.

A mix of 2, 3 and 4-bed homes, providing Affordable Rent and Shared Ownership, all designed to reflect the rural character of Aylesham.

Thank you to Jenner (Contractors) Ltd for the toolbox talk and tour. Always rewarding to see our designs becoming reality.
