A little late posting this one, we supplied and installed seven new uPVC windows for our client in Wimborne.

We often only post the finished result but there's a lot more behind replacement windows & doors than simply taking one out and putting another in. Compliance, certification and doing the job properly matter just as much.

As a CERTASS registered installer, all applicable works are carried out in accordance with current Building Regulations and the appropriate certification is provided on completion.

Did you know?
If you come to sell your home, your solicitor or conveyancer will ask for evidence that replacement windows and doors comply with Building Regulations. Having the relevant CERTASS certificate helps demonstrate compliance and can avoid unnecessary delays or additional costs during the conveyancing process.

Because sometimes, the best projects are the ones nobody asked for.

A little behind the scenes of what happens on those rare relaxing days off. Most people know us for property maintenance, repairs, kitchens, bathrooms and the day-to-day work we carry out for clients across Dorset.

Whenever suitable materials are left over from projects, whether it's tiles, wood offcuts or other pieces that would otherwise go to the skip, we enjoy turning them into something completely different. Each piece is individually created, meaning no two are ever exactly alike😀

Here are some photos from a couple of studio flats we freshened up for a landlord's portfolio back in May.

Deadlines did dictate, so I was in one studio and Rochelle was in the other (yes, every now and then she swaps the computer & heels, for work boots & brushes and joins me on site đŸ€Ł) wearing enough jewellery to set off airport security and still stop every now and then to make sure there wasn't paint all over her hands. đŸ€Ł

Thankfully, the landlord was happy with both, so we'll call it a draw.

This insurance project stopped immediately today the moment I came face to face with asbestos. A reminder please that not every “simple strip out” is simple.

With more people attempting DIY to save money or just give something a go because it looks easy, it’s important to understand that asbestos is no joke and should never be disturbed without proper knowledge and procedures in place.

Sometimes experience isn’t just about getting the job done
it’s about knowing when to stop.

80+ year old greenhouse, this one had significant deterioration, especially down the one side. What started as a repair request quickly became a full side rebuild to make it safe and stable again. Everything was done to avoid disturbing the rest of the structure, so all the bespoke work was carried out onsite to include cutting glass to the exact look and contour matching the original.

This needed experience and patience with a whole lot of problem solving. Old structures will not ever have things line up properly especially when made by hand with some machinery but sure gave all to this one, while being mindful of the structures integrity....phew 😁

Q&A with A & R Property Maintenance (a little honesty
and a small smile 😜)

Q: Can you explain exactly how you’d do the job while you’re here?
A: Of course, yes, we’ll give you a clear overview and the right approach.
The how, the detail behind it, uhm....that’s the bit you’re actually paying us for when we carry out the work.

Q: Can you break it down so I can look into it myself?
A: Short answer
 no 😅
We provide a professional overview not a step-by-step shopping list for Google, YouTube or a mate-of-a-mate who’s “done something similar once.”

Q: I’ve had a few opinions already?
A: We get it, everyone’s got the uncle, the builder mate or the ex colleagues brother-in-law.
But mixing methods or emotions is where things unravel and relationships break down.
We stick to one clear, proven approach so the result actually holds up.

Q: I’ve seen something similar online, does that help?
A: It can help with context
but it’s a bit like watching a cooking video and expecting restaurant results first go. Every property’s different that’s where experience earns its keep.

Q: Why are you so particular about the process?
A: Because “that’ll do” usually doesn’t
and we’re the ones people call when it hasn’t.

Q: If I supply my own materials, you’ll still guarantee the job?
A: If we didn’t choose it, we can’t stand behind it.
Simple as that, we like sleeping at night 👍

Q: Can we do part of it and you finish it off?
A: We can
but it often turns into a bit of a mystery tour of “what’s been done and how.”
We’d rather take it from start to finish so we know exactly what we’re putting our name to or who to contact for materials or failures.

Q: Why does the quote sometimes come in higher than expected?
A: Because doing it properly isn’t always the cheapest route, it’s the correct one.

Q: Is it really a problem if different ideas get involved?
A: Let’s put it this way

You wouldn’t tell your doctor what to do during surgery, or your solicitor what to say in court,
or fill your trolley and say “I’ll just pay for this later.”
Same principle, just a different trade 😄

Q: So what’s the best way to work with you?
A: Let us assess it properly, scope it clearly and carry it out from start to finish, that way we can stand behind the result (and you don’t need three opinions and a YouTube playlist).

Straightforward, fair
and how we keep things done properly 😉

Heavy build-up restricting the line, so it took a bit of persistence with the rods to break it down and get things moving properly again. Always happy to help 😁
