It's been a busy start to the new year for us and, on my travels to see prospective clients to proivde quotes, I have been able to see completed projects from recent years.

Attached are the before and after photo's of a recently completed project in Trafalgar Drive, Flitwick.

The project involved the demolition of a single garage to the side and the additiona of a two storey 'wrap around' extension to take it from a 3 bed x 1 bath property to a 4 bed x 2 bath property.

The works were undertaken by LPS Builders Ltd (contact is Lewis Scott on 07958 622447) and the external finish is excellent.

We are pleased to attach the before and after photos of a recently completed project in Stopsley, Luton.

The client undertook a lot of the works himself and he has completed it to a very high standard.

This was a more complex than usual project our end in terms of obtaining planning consents.

Whilst the loft conversion with the hip to gable roof extension, rear dormer and front rooflights was permitted development, the single storey rear extension required planning permission. The client also wanted to add a part two and single storey side extension but the first floor part of this extension was unable to be applied for until the loft conversion works had started.

The planning consents (3 in total) were actually obtained easily enough but the client being in the building trade massively assisted the process as he was able to work the project timelines perfectly.

The property went from a 3 to 4 bed dwelling with 3 bathrooms and a dressing room on the upper levels, and at ground floor a Utility Room, front Study, front lounge and large open plan kitchen/living/dining space to the rear.

The client has yet to complete the front landscaping/planting works.

I am pleased to attach some before and after photos of a recently completed project in Shefford completed by B & P Builders, contact Paul Barnwell (07973) 168102.

The project involved the demolition of a rear conservatory which was replaced with a larger vaulted roof extension to create a comfy seating area opened up to the dining room. The rear window has rural views and the side doors open on to the existing patio area.

We also dealt with some additional internal alterations to enable the home owner to create a Utility Room and still have an open plan kitchen/dining/living space.

The external landscaping works were to be undertaken by the client separately.

As ever, the works have been completed quickly, on budget, and to a high standard.

We are delighted to attach some photos of a recently completed project in Clophill. We have been working with the clients on this since 2021.

The project involved the partial demolition of a 1970's Scandinavian style bungalow.

The remaining structure was extended out to the rear with the original roof raised up to achieve 3 first floor bedrooms and 2 bathrooms. The ground floor retained a large bedroom with en-suite, a Study, Utility Room, WC and a gallery landing with front velux windows. The property also benefits from a terraced rear garden into woodland.

Where part of the original property was demolished, this created space for a new build 4 bedroom dwelling designed and constructed to compliment the original extended/converted dwelling.

Each property has off road parking and both the front and rear terraced gardens have been landscaped.

The scheme was approved by the planning department on the first attempt given the careful and considerate designs which sought to enhance the streetscene.

We dealt all aspects of the planning and building control processes, including the handling of pre-commencement conditions and the finished properties, in our opinion, have achieved the desired ehancement to the streetscene generally.

A huge credit also goes out to both the client and the family builder for the quality of the works completed.

We have been passed photos by a client of a small garage conversion and refurbishment project completed earlier in this year in Ampthill.

The client wished to create a home study and, at the same time, create a small mezzanine space in the attic space of the garage as a kids TV area. A rooflight was added to the rear roof slope. The front of the former garage was extended forwards to create more space for the home office/study.

As part of the works, we worked with the the client to refurbish the property generally with the vertical plain tiling replaced with Cedral cladding and the dark brown windows replaced with modern light grey windows.

We think the finished look of the property set's it aside from the adjacent dwellings and the garage conversion and extension work has been a real success.

I am pleased to attach the before and after photos of some projects completed at the end of last year.

The first project in Flitwick involved a two storey front extension with garage conversion to create a double 3rd bedroom with the ground floor accommodating a Boot Room and a Snug within the original garage.

The works were completed to the usual high standard by LPS Builders Ltd, tel: (07958) 622447. The contrasting render finish, as designed, has proven a real positive and I am pleased that the client followed through with the scheme design.

The second set of photos are in respect of a single storey rear extension in Harpenden completed by the clients own builder. The works have been completed to a high standard but sadly we have not been provided with internal photos of the new open plan kitchen/living/dining area.

This type of extension remains the most popular, simple and effective way of adding space to the rear of a property and opening up the original rear wall of the house.

I am delighted to attach the before and after photos of a project recently completed in Barton by LPS Builders.

The existing property was a previously extended, 3 bedroom, 1960's bungalow with a separate rear kitchen, lounge and conservatory added to the rear. The previous side extension added an en-suite and a Utility Room but the previous extension works were not completed to a good standard.

With the footprint already extended, I therefore advised the clients to consider raising the roof and they were fully on board with my recommendation.

The completed project, has provided the client with 3 first floor bedrooms and 2 bathrooms, including a feature gallery landing, with the ground floor adapted to create an open plan kitchen/living/dining area with the original master bedroom retained. We also then incorporated a seperate shower room accessed off the hallway with the drains moved to the side alley and we also achieved a large Lounge/Study/Play Room (or Bedroom) to the front of the original bungalow which gives the family a felxible space to make the best use of. The original front entrance was moved to the side.

The conservatory has been demolished but plans to replace with a lounge space have been put on hold.

I have undertaken this type of project on a number of occasions now and the works were completed to a high standard by LPS Builders Ltd.

Following on from a recent post by Claybuild Ltd I am pleased to attach the before and after photos of a large extension and refubishment project undertaken on behalf of family friends in Guilden Morden, Cambridgeshire.

The original 1970's property was one of a pair of 4 bed (2 doubles, 2 singles) detached houses up a quiet lane and the brief was to extend and modernise with a view to creating 4 double bedrooms and 3 bathrooms at first floor along with a large open plan social space at ground floor together with a separate 'snug' and the retention of the existing Study.

With a fairly free reign on the design side of things, we were able to achieve the finished result with the kitchen reloacted to the rear, snug created at the front and the 2 rear facing bedrooms, with coutryside views, incorporating en-suites.

The overall transformation is clear to see and the works undertaken by Claybuild Ltd were of a really high standard.

I am pleased to attach the before and after photos of a small renovation project recently completed in Harlington by Dave Stokes of DS Pro Developments Ltd, 07792 059592.

The works involved the removal of an internal wall and the closing off of an existing side window to enable a modern open plan kitchen/dining/sitting area to be created. As part of the project the client had additional cupboards created.

The client is absolutely delighted with the finished result and, as part of my involvement, I was able to convince them that there was no need to extend to achieve this. It is often difficult to envisage the difference the removal of an internal separating wall can make, as was the case for the clients here.

The project has been finished to a high standard with the builder taking care of the design, delivery and fitting of the kitchen chosen by the client.

Whilst recently in Clifton, Beds, undertaking a garage conversion project for a family friend, I passed by a previous property where I had done extension plans and attached is a photo of the completed two storey front extension.

I also attach a photo showing how it was before the extension.

The works provided the client with an additional bedroom with en-suite and a downstairs Study with entrance relocated to the side.

It would have been nice to have had larger front windows but the ground floor room was curtailed by the encroachment of the entrance hall.

I have only recently been sent photos of a rear extension completed in Knebworth back on 2020 by virtue of the fact the house was placed on the market.

I attach photos of the completed extension along with a photo of the original rear aspect.

The project involved a single storey rear extension with internal alterations to create a lovely modern open plan family kitchen/dining/sitting area which remains one of the most popular jobs we take on.

Whilst the dividing wall between the original kitchen and dining room was not removed, the natural separation is created worked well for this client and it has been really successful.

The use of a vaulted roof with Velux windows created the light and airy feel we all desire and the clients builder finished the extension to a high standard.

A downstairs WC was also created and as part of the works a new rear patio and raised seating area were added.
