There’s constant pressure to move faster.

But at what point does speed start to cost more than it saves?

We’re seeing it more and more just now - programmes tightening, decisions being pushed through quicker, and less time to properly work through the detail.

Sometimes it works.
Sometimes it doesn’t.

Because when things are rushed, the impact doesn’t always show up straight away.

It tends to come later - when something needs changed, reworked, or just doesn’t quite perform the way it should.

And that’s usually when time and cost start creeping back in anyway.

Feels like one of those areas where getting the balance right early on makes all the difference.

The Masters is on this week. For many in Block, we are big fans of the Golf.

Even though it's a totally different industry… There are similar patterns to what we do.

It’s not usually the big moments that decide it.
It’s the consistency. The decisions. How you recover when things don’t quite go to plan.
Projects aren’t much different.

It’s rarely one big issue that causes problems - it’s the smaller calls made under pressure, often early on.

Get enough of them right… things tend to run smoothly and on par..

Get a few wrong and a couple of double boogies… and it can take a while to recover.

Maybe it’s just as well that at Block, we always try to smash it with a few birdies!

One of the simplest ways to improve a project? Bring the right people in earlier!

Not after planning.
Not at tender stage.
Right at the start.

Most of the issues we see later on can usually be traced back to decisions made - or not made - early doors. And by the time they show up on site, the options to fix them are usually limited.

We know you have probably heard it many times before, but early engagement isn’t a nice-to-have. It’s what tends to make projects run properly.

When people talk about rising costs, in the circles we are involved in, this usually focuses on materials and labour.

In the past, we would certainly have agreed. But have you noticed more and more, cost pressures seems to be coming from elsewhere.

It's things like Time. Uncertainty. Process inefficiencies.
We suspect many other architects and developers are seeing the same with schemes sitting at pre-construction stage for months purely because of cost uncertainty that always leads to that hanging question of ‘viability’.

Those that are experienced and have been in the industry for a while know that it’s not just about what a project costs to build. It’s also about what it takes to get there in the first place - and how long that process drags on.

Is it the case we are ‘self harming’ ourselves in the industry by dragging our own feet through the process resulting in rising costs too.

Due to a significant power outage in tour building the team are all working from home. Our Landlord is looking to have power operational by Friday however we have decided to work remotely returning to the office on Monday, all being well.

Some Building Control Regulation updates you may have missed!

From April, building control fees are increasing. Another layer of cost pressure at the early stages of projects.

There’s also ongoing conversation around warranty periods potentially shifting from five years to three - though that’s one to keep an eye on as things develop.

On their own, these changes might seem manageable…and frankly not overly concerning.

But combined with the widely published planning delays and cost uncertainty, its more consideration when it comes to early on viability..

Worth factoring in if you’re reviewing projects just now.
