Another underlying problem causing a major damp/rot issue.
This property has had 2 unsuccessful repairs/ damp courses over the last 6 years.
The problems wasn’t resolved/ diagnosed.
The main issue on the property is the concrete level outside is too high and water is getting in through the air bricks, on top of this the breathing gap underneath the wooden floor has been filled with building waste from a previous renovation in 1994, I found a newspaper amongst the waste.
If diagnosed correctly first time a lot of £££ could have been saved and the floor joists wouldn’t need replacing.

An un isulated single skin bay window that was causing mould issues and condensation, we rectified this by adding a v***r barrier and insulation with a breathing gap, we then re-plastered and fitted new skirting boards, the same property also had a couple of other damp issues that was quickly diagnosed.
Behind skirting boards in various places the internal render was breaching damp course, easily sorted by chopping it off 50mm up then refitting skirting.
There was also penetrating damp coming from a couple of areas outside where the pointing was perished and window seal was rotten.
In old property’s like this one it’s not always the worse case (damp course failure)
