We're pleased to have recently submitted a Variation of Condition application for an exciting project in St Hilary.

A Variation of Condition application allows developers and landowners to make changes to a scheme that already benefits from planning permission without having to start the planning process again. Rather than seeking an entirely new consent, a variation of conditions application proposes amendments to conditions attached to an existing permission, enabling approved developments to evolve as designs are refined, site constraints become clearer, or opportunities for improvement emerge.

In this case, the application seeks approval for a revised scheme that would replace the previously approved barn conversions with a carefully considered sustainable self-build dwelling, delivering a contemporary home that responds sensitively to its rural setting while embracing modern sustainability principles.

To support the submission, a series of photorealistic CGI visualisations were prepared to demonstrate how the proposed dwelling would sit within the landscape. CGI imagery is an invaluable planning tool, helping planning officers, consultees and local communities understand the scale, appearance, materials and landscaping of a proposal long before construction begins. By providing a realistic representation of the finished development, visualisations help bring planning applications to life and improve understanding of the design intent behind a scheme.

Site Visit & Measured Survey Completed.

A great day on site in Camborne carrying out a detailed measured survey and initial design assessment for an exciting residential project involving a single-storey rear extension, internal alterations and associated works.

Site visits and measured surveys form a crucial part of the early design process, allowing us to fully understand the property, surrounding context, existing levels and construction details before design work begins. Accurately surveying the building ensures proposals are carefully tailored to the site and helps create a smoother planning and construction process moving forward.

The project has huge potential to transform the way the home is used, creating brighter, more open and modern living spaces with a stronger connection to the garden and outdoor areas.

With the survey work now complete, we’re looking forward to progressing the design proposals and bringing the project to life over the coming weeks.

🚨 New Planning Application Submitted.

Another exciting project now officially submitted for planning approval in St Allen.

This proposal seeks consent for the demolition of a previously approved barn conversion scheme and its replacement with a beautifully designed contemporary countryside dwelling intended to elevate both the site and the surrounding landscape.

The new design takes inspiration from traditional Cornish agricultural architecture while introducing a far more refined, sustainable, and visually impressive home. Natural stone elevations, authentic slate roofing, carefully framed courtyards, and extensive landscape enhancements combine to create a scheme that feels both modern and deeply rooted in its rural setting.

The updated scheme presents an opportunity to deliver a more cohesive and thoughtfully designed home that enhances the character of the site while achieving a higher standard of architecture, sustainability, and contemporary rural living.

⭐ Section 73 Planning Approval Secured ⭐

We’re pleased to share that planning permission has been successfully secured under a Section 73 application for variations to the previously approved scheme in Pendeen.

The approved amendments relate to a series of carefully considered refinements to the consented proposals, including minor internal alterations within the listed agricultural barns, thermal upgrades, and rationalisation of services. The application also sought approval for additional associated works to support the long-term functionality and preservation of the historic farmstead.

Importantly, the approved variations maintain the overall design principles and heritage-led approach established under the original consent, ensuring the historic character, significance and setting of the Grade II listed buildings remain fully preserved. The proposals were developed to remain fully reversible and conservation-led, allowing the buildings to better support modern use while safeguarding their long-term future.

This represents another positive outcome for our client and demonstrates how thoughtful amendments to approved schemes can successfully evolve alongside project requirements while remaining sensitive to Cornwall’s historic built environment.
