It is great when the final product turns out so close to the initial visuals!

I loved collaborating with .s.design_bn3 and Gallagher and Sons on this project to help design and deliver a space that our clients love.

They are moved back in now just in time for Christmas, ready to enjoy their new home. I can't wait to head back in the new year after snagging is complete to get the final photos!

With a new project starting on site in Haringey this week I’ve been thinking a lot about the construction phase and some past projects. It’s an exciting time when you see the ideas all come together.

It’s not uncommon for architects to have a reduced role at this stage though, and for homeowners to rely on the contractor to take over most of the project. This is usually when budgets are set, costs are tight and it can be tempting to try and save extra money by not instructing your architect at this point.

Here’s why you should consider making that investment though;

→ Even with a great contractor it’s incredibly valuable to appoint your architect for the duration of the construction phase to assist them and yourself with project coordination.

→ We have coordinated the project to this point and can help answer any complex questions your contractor will have. Every contractor and client I have worked with prefers having an architect at this stage as it streamlined the process for them and reduced delays. Decisions need to be quick and accurate and that can be difficult for clients to balance with all of life’s other responsibilities. Collaboration helps achieve the best results.

→ It is not uncommon for new information to be uncovered during demolition and strip out and designs may need to be revised to maintain compliance with the planning consent or building regulations.

→ We can assist with contract administration which gives protection to both homeowners and contractors. This is a huge risk financially from both sides and a contract minimises the risk by protecting both parties.

On this project, I helped my clients achieve a fresh scandi look for their new kitchen as part of the refurbishment works, ensuring the finishes worked well together.

I prepared initial drawings of the kitchen to explore a few different material options and to help communicate design ideas with the contractor and the supplier who then came in and brought their own expertise during the next stage.

You can see how the design changed between the initial drawings and finished product, but the intent and concept remained.

With no opportunity to utilise their existing loft space we initially provided our clients with a thorough set of design options to assess the best route forward with their property. We looked at all the constraints to help maximise the alterations for their budget.

By replacing the roof and making alterations to increase the height internally we were able to create a new habitable second floor providing two large additional bedrooms with ensuites, as well as a new staircase from the reconfigured first floor landing. All providing lots of natural light!

Planning approved!

Great news to end the week as our project in Brookmans Park, Hertfordshire has been granted planning approval. The project involves a large scale roof extension, including dormers to a the rear of the property, internal reconfiguration and refurbishment of this family home.

By raising the roofline of the property we were able to create a new habitable loft level internally providing two generously sized additional bedrooms with ensuites, and a new staircase from the reconfigured first floor landing, bringing the total number of bedrooms in the property to five.
