It's easy to get 'stuck' when you first start looking into self-building. There's so much information out there it's difficult to understand what you need to do and in what order! Pretty much everyone feels like that so don't be discouraged

Ever wondered how self-builders find their plots in the UK?🤔

WHY self-build?..........your driver might be that you want to live in a low energy home.........one that is constructed from sustainable materials, has a very well insulated fabric and perhaps incorporates some af the renewable/low energy approaches such as solar water heating; photovoltaics; ground or air source heat pumps; wind turbines and mechanical ventilation and heat recovery.

If this is your motivation, please be aware that deciding exactly what you want to include needs to be integrated into your Design and included in your Budget at the earliest stages.

We would recommend a 'FABRIC FIRST' approach which means that you should specify high levels of external wall and roof insulation; a high standard of airtightness; excellent external door and window thermal performance.........making your home inherently energy efficient........before looking at renewable energy approaches.

Hi, Brendan here with more on ........ on the subject of setting a realistic Budget for your project.

Despite being SO important......it’s not unusual for self-builders to go over their budget……in fact 60% do; and by an average of 20%! But most of the time the budget is exceeded because the client part-way through the project decides to build bigger or to a higher specification……or they get hit by unforeseen extra costs (this happens to about a third of those who go over budget).

Even more reason not to forget to include a contingency of 10 to 15% in your initial budget to cover unforeseen risks and they cost that they bring. 🤔

If the idea of creating your 'dream' home has ever crossed your mind.....is NOW the time to really look into it? Think ahead to Spring 2021. Spring is the ideal time to start a building project. The cold and wet will be behind you with longer daylight and better weather stretching for months ahead.

So if you wanted to start building in Spring 2021.........NOW is the time to start preparing. NOW is the time to research and understand all the steps you need to take........the pieces of the jigsaw that you need to put together. And right here on this Page is where you can get free information on exactly how to do that!
