Planning permission was obtained for the demolition of an existing steel framed equestrian building and its replacement with a new three bedroom bungalow for the site owner. Our recently completed visual impressions show how the building has been sensitively designed to be similar in form and agrarian appearance to the existing building to be appropriate to its rural setting with a decrease in overall development to provide a betterment to the Green Belt.

Take a look at our visual impression following approval of our application to construct a replacement dwelling in place of a number of redundant buildings within the open countryside in Cheshire East. Deeming that the proposals were no materially larger than the buildings they would replace, that the proposed dwelling was sensitively designed to follow the scale and proportions of a traditional brick barn with minimal openings and that the proposals would comprise the sustainable replacement of existing buildings within close proximity of a local town, the planning balance assessment undertaken by the local authority weighed in favour of the application. Detailed design has now commenced on the scheme.

Planning consent was obtained by ourselves for the conversion of a cast iron framed, double height agricultural building on the outskirts of Warrington to a mixed use of equestrian and agricultural storage at ground floor with a two bedroom residential unit in the Green Belt. The application submission centred on the re-use and conversion of the building with no extensions and involved the submission of a structural report and noise impact assessment to justify the development. The retention of the existing agricultural appearance of the building, as can be seen on this visual, was key to its successful approval.

We recently obtained permission in principle for a new dwelling on the outskirts of Congleton, proving that the site comprised infill of a small gap permissible under open countryside policy. This alongside the absence of a five year housing land supply and by demonstrating that the site was in a sustainable location for new residential development weighed in favour of approval of the scheme by the local planning authority. We are now looking forward to progressing with obtaining technical details consent pursuant to this permission. &Design

After a protracted planning process, planning consent was successfully obtained by ourselves to continue the residential use and extend a former paddy shant by 30% in the Green Belt in Cheshire East. The proposals would sensitively extend the modest building to create a two bedroom dwelling, simple in form and character to respect its rural setting, and included a new driveway and established curtilage for the property.

PIP Planning Appeal Success!!!

We are pleased to hear that our appeal for permission in principle for the construction of up to two dwellings beyond the settlement boundary of Nantwich has been allowed by the Planning Inspectorate. The site comprised a grassed parcel of land bordered by residential development and a large new housing scheme within the vicinity. The inspector agreed with our argument that the proposals would represent the development of a site which was closely related to the built-up area of Nantwich as supported by the local neighbourhood plan, was locationally sustainable appropriate to an edge of settlement context, and would assist in addressing an undersupply of housing in the borough.

Works have been progressing well at another of our listed building projects, this time in Cheshire West, where refurbishment works are being completed to a building which has seen a number of previous historical uses including as a bakery and post office! The building has since been used for domestic purposes. Works include re-pointing of brickwork, repairs to the chimney and reroofing along with internal refurbishment works to create a more habitable dwelling.
