A cold site visit earlier today, high up on the hills above Holmfirth.
A tired old farmhouse currently undergoing the construction phase. The site visit was rewarded with the outstanding views sweeping across the Holme Valley.
From the outset, the setting demanded ambition tempered with sensitivity, especially given the Green Belt location.
Through a carefully planned and strategic approach to the planning process, we successfully secured approval for two large, two-storey extensions and two single storey extensions transforming the property while respecting its rural context. The result is an impressive 92% increase in living space, alongside consent for a detached quadruple garage. Proof that with the right strategy, even the most constrained Green Belt sites can deliver exceptional outcomes.
We’re excited to see this one completed.

We’ve been quiet on here for too long as we’ve been super busy!

We’re delighted to announce that full planning approval has been granted for the conversion of two modern portal frame barns to two unique dwellings.

The project required a sensitive approach to balance heritage considerations whilst creating beautiful new modern homes within a Conservation Area, located adjacent to two Listed Buildings.

Our clients had an idea of what they wanted to create, we delivered.

This is a fantastic result given the sensitive location; it highlights the importance of careful design, detailed planning, and strong engagement with Local Planning Authority.

We are not only about domestic extensions, we also prepare plans for new dwellings, school extensions, barn conversions, small housing sites, agricultural buildings, commercial developments…….We cover the lot!

Here is a client (who has since become a friend) sat in front of his almost completed arena for his mules.

Bordering a Conservation Area and the Peak District National Park required a very careful approach to achieving planning consent.

Fantastic work on site by Utley Excavations ltd and John Scott Fencing. Surrounding walls to be rebuilt/repaired by Noble Stonework.

Our Farnley Tyas project is now nearing completion, the shell is complete and watertight, bit more to do on the garage yet.

We achieved planning permission, following lengthy discussions with the Local Planning Authority for this two storey side extension and a double detached garage.

Massive well done to all the trades involved in bringing this project to fruition.

Lovely afternoon for a brief site visit at Cliff, Wooldale, Holmfirth.

Great progress has been made on these 2 new dwellings.

Extensive groundworks were required due to the topography of the site, but such an elevated position presents glorious distant views out over the Holme Valley.
