What changes when a home starts to open itself to the view beyond?

In Huddersfield, we reworked this detached house through a rear extension and full refurbishment, reshaping the layout around the landscape to the south. New oak-lined windows draw light and views deep into the living spaces, with the main areas flowing easily from one to the next.

Alongside this, more private spaces were introduced. A leisure suite with sauna, gym, and bar creates somewhere to switch off, while the master suite is set up for quieter moments, with a dressing area and a more considered, material-led finish.

Across the house, details are used to define each space without breaking the overall flow. Fluted oak, microcement, terrazzo and warm metal finishes all sit within a consistent palette, giving the home a sense of calm while still feeling purposeful in how it’s used day to day.

In Holmfirth, this private residence was designed by ONE17 to follow the natural shape of the land, allowing the home to sit more comfortably within its setting.

Split across two levels, the layout steps with the site’s topography rather than working against it. Open-plan kitchen, dining and living spaces form the heart of the home, while separate leisure, bedroom and outdoor spaces allow the house to shift naturally between family life, entertaining and quieter moments.

Beyond the main living spaces, a dedicated spa annex introduces another layer to the home, with a sauna, steam room and relaxation areas connected through a zinc-roofed outdoor kitchen and dining space.

Traditional Yorkshire sandstone anchors the main house, while burnt larch gives the annex its own distinct identity, creating contrast while keeping the wider architecture cohesive.

Some homes are built around daily life. Others are designed around bringing people together. We delivered the full architecture, interior design, construction, and landscaping for Royd House, creating a new-build country home shaped by local heritage and modern living.

Reclaimed stone from the original cottages was reused on the new façade, grounding the house in its setting, while inside, open-plan living, formal spaces, and bespoke interiors support both everyday life and entertaining. Alongside the main house, the oak-framed party barn creates a dedicated social space, opening out onto the patio and gardens beyond.

Set in Huddersfield, this home was partially demolished and fully renovated by us to create a house that flows more naturally and works for our clients. The existing property was rebuilt in key areas and extended, including two large new wings, while the interiors were stripped back and reshaped to connect spaces more effectively.

The open-plan kitchen, dining, and living areas form the heart of the home, with a formal lounge, orangery, cinema, and four bedrooms with en-suites arranged around them. The master suite includes a dressing area, and all rooms were designed so that architecture, materials, and daily routines work together from the outset.

The property was constructed from traditional Yorkshire sandstone, with carefully chosen finishes throughout. Oak-lined windows, fitted joinery, and timber floors bring warmth across the home, while layouts were tailored to bring in light and stunning natural views. A leisure suite in a separate building contains a sauna and gym, creating a space for relaxation while remaining connected visually and functionally to the main house.

We designed and installed all fitted furniture, coordinated finishes, and oversaw the full interior scheme to make sure each space complements the others across the home.

Bunkers in the Yorkshire Dales reimagines a traditional farmstead to be ready for everyday modern family life. We opened up the interiors, removed internal walls, and extended the home to create bright, connected spaces, from the open-plan kitchen and dining area to the separate lounge and utility space. Natural materials guide the design throughout – local stone, oak, and warm textures bring the surrounding landscape inside, while our fitted furniture and interior design help every room feel purposeful and connected. The home is tailored to its location, respecting the National Park setting while creating a relaxed, enduring family environment.

In Holmfirth, the layout was led by the slope of the site. ONE17 designed this new-build to step across two levels, allowing the house to sit more naturally within its surroundings rather than working against them. The main living space is open and central, with the kitchen, dining and living areas flowing together, while a separate games room and five bedrooms sit around it to support different parts of daily life. From there, the house extends outward. An outdoor kitchen and dining area links the main space to a spa annex, where a sauna, steam room and relaxation space create somewhere quieter to switch off. Yorkshire sandstone forms the main house, with burnt larch used for the annex, tied together with a simple zinc-roofed link. A home shaped by its setting and by how it’s used every day.
