☀️As the temperature rises, the woodworm emergence season begins. This season is typically between April and September each year. During this time, it is critical to undertake any treatments as adult beetles will exit the timbers to mate.

For years now I’ve been trying to explain to home owners by the sea about evaporated salts in the air. Don’t get me wrong this house was literally on the beach! But a great find crystallised salts found the the double glazed window glass!

There’s two options here move the sea or the house they like the location so we are looking into moving the coastline 🤣🤣🤣🤣👊

The importance of a paid specialist damp survey!!

You have paid for our time we are not there to look for unnecessary works!

To set the scene This property was a pre purchase damp survey for a potential buyer. Following the trail and evidence knowing the build type and the history of the property is all part of the correct diagnosis! This property had been vacant for over two years completely UNHEATED and with suspended timber floors. With good air flow (big clues right there) wall paper wall surfaces cavity construction.

!!CONDENSATION!!

Knowing the property was empty the time of year external and internal temperatures the suspended timber floor the lower wall and floor junction was well below the dew point the wall paper soaking this up gave the appearance of rising damp across the compete ground floor.

Following two previous surveys with quotes of between £8,000-£12,000. To carrying out unnecessary works! IT WAS A PLEASURE TO SAY TURN THE HEATING BACK ON!

Condensation occurs when warm, moisture-laden air contacts a surface at or below the dew point, which is the temperature at which air reaches 100% saturation and can no longer hold water vapour. When this threshold is met, moisture is deposited as liquid, creating the ideal damp environment for black mould to germinate. Because mould spores thrive on organic materials like wallpaper and paint in the presence of persistent surface water, failing to keep surfaces above the dew point through ventilation and insulation can lead to rapid fungal infestations that pose serious respiratory health risks.
