3D visualisations are a quick way to envisage a development a lot easier. By generating the building in 3D, you can see your new proposed layout exactly as it will be built. It can show what different materials used in the design will look like and give a better understanding as to how these materials fit into the overall scheme and landscape. It can be pictured with much richer detail and better understanding than traditional 2D technical plans. These visuals can also accompany an application to the local council to show with extreme accuracy, not only what a development will look like externally but also the visual impact on the neighbouring properties and surroundings.

If you have been refused planning permission, it does not have to be the end of the road for your proposed development, as you can always pursue the appeals process. There is a right of appeal against most local authority decisions on planning permission and other planning decisions, such as advertisement consent, listed building consent, prior approval of permitted development rights, and enforcement. We are here to help you through the appeal process. We will use our knowledge and expertise to try and get the planning decision overturned. We have recently gained planning permission for a new contemporary dwelling in Kidderminster. Due to the topography of the ground the dwelling looks like a bungalow from the front but the accommodation is split over three floors at the rear to follow the contours of the land down. The property benefits from lots of glazing on the rear to maximise the views over Kidderminster Golf Course.

Building Regulations are standards that apply to all buildings to make sure they are safe for people who are occupying them. The Regulations are a series of Approved Documents covering the technical aspects of construction work. Most building work requires Building Regulations approval. Examples of when building control approval is required include: new builds, extensions, loft conversions, converting garages into a habitable room, carrying out structural alterations, changing the use of a property, underpinning and carrying out drainage works.
There are two ways in which we can make a Building Regulations application: making a Full Plans application or by submitting a Building Notice notification.
• A Full Plans application is the most thorough option. It will consist of us producing detailed plans and full specifications of the construction details. You can expect a decision within approximately 5 weeks. You’ll then receive a completion certificate within 8 weeks of completion of the building work as long as it complies.
• A building notice is normally for smaller projects. You can start work 2 days after your notice has been submitted. You don’t get formal approval like you do with a full plans application and a lot is left to the experience of the builder who will liaise with the Building Inspector.

Whether your application is for an extension to an existing building, a new house, barn conversion or a more complex design for properties in Conservation Areas or Listed Building status we can offer a comprehensive assessment from concept to completion.

We initially will carry out a site visit to take your brief and identify any potential issues. Items such as drainage, services, orientation for solar gain, maximising views and ensuring functionality of any design will be addressed. From this initial meeting we can then prepare scheme proposal drawings for discussions with yourselves and planners. These drawings will normally consist of floor plans, elevations and site plans and will enable us to discuss with you various options with regards design and layout.

• HD full colour rendered images showing the external areas of the property using Google SketchUp
• HD full colour rendered images showing the internal areas of the property using Autodesk Revit

By generating the building in 3D including all its contents, you can see your new proposed layout exactly as it will be built. It can all show what different materials used in the design will look like and give a better understanding as to how these materials fit into the overall scheme and landscape. It can be pictured with much richer detail and better understanding than traditional 2D technical plans.
3D visualisations help you avoid paying for work you don’t want. Having a clear understanding of your project before construction begins is the best method to significantly reduce the problem of unnecessary charges.
