Reflecting on 2025, Looking Ahead to 2026

As 2025 comes to a close, I’ve been taking a moment to reflect on a year that has been demanding, varied, and deeply rewarding.

It’s been a year of balancing professional practice with public service and education — progressing live architectural projects across Ireland, serving on CIAT Professional Interview Boards online and face to face in London, and stepping into my role as a lecturer at Leeds College of Building. Bridging professional practice and education continues to be one of the most meaningful parts of my work.

Internationally, 2025 also brought opportunities to contribute beyond the UK and Ireland — delivering seminars, engaging with universities and ministries, and continuing important conversations around architectural technology, regulation, and resilience.
On a personal level, the year included many proud moments as a swimming official and referee at national and international competitions, including BUCS and the Arab Swimming Championships — and, most importantly, watching my son achieve new personal bests through commitment and hard work.

The year closed on a particularly positive note, with a planning permission granted well ahead of schedule for a replacement dwelling project in Ireland — one of the fastest planning decisions I’ve received in my career, and a great way to end the year.
In between professional commitments, travelling to Liverpool and Lisbon to watch football has been a welcome way to switch off, recharge, and return with fresh perspective.

Grateful for the people, colleagues, clients, institutions, students, and family who made this year what it was. Wishing everyone a peaceful Christmas and a healthy, positive New Year, and looking ahead to 2026 with clarity and momentum.

A great way to close out the year 🎄

Delighted to share that planning permission has been granted by Leitrim County Council for a residential project — and notably well ahead of the expected decision timeframe.

The permission allows for the demolition of an existing two-storey semi-detached dwelling and rear porch, and the construction of a replacement four-bedroom semi-detached home on the same footprint, including a two-storey rear extension, rear dormer window, and a sustainable surface-water soakaway. The approved scheme builds on a previously granted permission while upgrading the building to current standards and preserving its traditional character.

From Professional Practice to the Lecture Hall – Bridging Education and Industry

The past few months have marked an inspiring new chapter in my professional journey — stepping into a lecturer role at the University Centre, Leeds College of Building. It’s a unique environment where further education, higher education, and apprenticeship learning come together.
Teaching groups ranging from 17- and 18-year-olds just starting their careers to experienced professionals in their 30s and 40s has been a rewarding challenge. Their determination to study while working in the construction industry is genuinely impressive. They’re developing the skills, discipline, and mindset our sector needs — and it’s a privilege to support that growth.

As a Professional Assessor for Chartered Institute of Architectural Technologists (CIAT), I’ve always been struck by how many Chartered Architectural Technologists begin their journeys with qualifications such as the BTEC Level 3 Extended Diploma in the Built Environment, HNC in Architectural Technology, or similar pathways in Construction, Building Studies, and Engineering. To now be lecturing on those very same programmes feels deeply meaningful — a full-circle moment.

Teaching has always been something I’ve deeply enjoyed, and finding a part-time academic role that complements my Chartered Practice, , felt like a natural progression. With projects now expanding across several counties in the Republic of Ireland, the past two months have been a real test of balance — lecturing three days a week to around 100 students while continuing to lead live projects — but an incredibly fulfilling one.

Just wrapped up two fantastic days on the Chartered Institute of Architectural Technologists (CIAT) Professional Interview Board alongside fellow assessor Virginia Rammou, Head of Architectural Technology at the Mackintosh School of Architecture, . It was a real pleasure working as a team to assess 14 successful candidates who have now achieved their Architectural Technologist status — a huge congratulations to all!

A big thank you as well to the brilliant CIAT Central Office team — Megan, James Banks CMgr FCMI and Anneka — for their seamless coordination and support. Truly great teamwork all round!

Today was a heartwarming and memorable day. My twin sister Hanan Badi, her talented daughter Rayan Swedy, and I had the pleasure of reconnecting with our respected former professor Jean Nakhle, who played a foundational role in teaching us the very alphabet of architectural thinking.

Professor Nakhla is one of the most respected figures in architectural education in Libya, and our conversation was rich and inspiring — especially after more than twenty years since our last meeting.

Grateful beyond words for the impact he’s had on our journey.

Today, I had the pleasure of meeting with my respected professors who taught me architecture at the University of Benghazi (formerly Garyounis): Dr Amer Ben-Ali and Mr Tarek Albouri, along with Ms Basma Jaouda from the academic leadership at Berenice University of Architecture and Urbanism

During the visit, I viewed the final year architecture projects, which demonstrated an advanced level of academic depth and creative skill — a strong reflection of the quality of education and student commitment.

We also had a rich discussion on the development of Architectural Technology education in Libya. I shared thoughts on the value of this discipline in bridging the gap between design and construction, and its role in advancing the built environment through sustainability and performance — aligned with the framework of Chartered Institute of Architectural Technologists (CIAT).

I also highlighted the importance of adopting Architectural Technology as an independent academic programme within Libyan universities, to equip graduates with the skills to modernise regulations and support a more resilient, sustainable future.

Looking forward to continued collaboration, and I wish this distinguished university further progress under the leadership of such esteemed professionals.

I was pleased to meet today with Professor Dr Hassan Ali Khairallah, President of Tobruk University, Dr Saad Abbas, Dean of the Faculty of Engineering, and Mr Ahmed Abdulmawali, Director of the University President’s Office, to discuss the potential of advancing Architectural Technology education in Libya.

During the meeting, I presented the value of adopting an internationally recognised Architectural Technology programme, based on Chartered Institute of Architectural Technologists (CIAT) standards, as a strategic step towards bridging the gap between design and construction, and supporting sustainable, high-quality building practices.

I proposed that Tobruk University consider establishing a dedicated Architectural Technology academic track that aligns with global standards and empowers graduates to contribute to regulatory development and a resilient built environment.

Many thanks to Professor Dr Khairallah and Dr Abbas for their time and engagement with the vision shared.

Our goal was not only to bring the home back to life, but to do so in a way that respects its historical identity while meeting today’s environmental standards.

The one-storey rear extension was designed to follow the natural contours of the site, allowing the house to sit quietly in its rural setting. Every material and design choice was made with sustainability and locality in mind—ensuring the project reduced its carbon footprint while enhancing the livability of the space.

An Approach Rooted in Circularity and Care

This project reflects the principles of circular and regenerative design, demonstrating how existing structures can be renewed rather than replaced. By avoiding demolition, retaining embodied carbon, and choosing low-impact materials, this project becomes a model for rural retrofit that is both environmentally and culturally conscious.

We are proud to announce the completion of our latest project—the retrofit and extension of a 19th-century stone-built home in Cloongrehan, Cootehall, Boyle, Co. Roscommon. This project exemplifies GB Atelier’s commitment to architecture that balances heritage preservation with modern sustainability, function, and comfort.

A Home Reimagined

Vacant for over 50 years, this traditional rural Irish dwelling—characterised by its symmetrical stone façade and vernacular proportions—has been thoughtfully revived into a contemporary family residence. Our goal was not only to bring the home back to life, but to do so in a way that respects its historical identity while meeting today’s environmental standards.

Sensitive Retrofit Meets Modern Living

The design retained and celebrated the building’s original masonry structure while integrating carefully designed side and rear extensions. These additions are deliberately distinguishable yet in harmony with the existing dwelling, in line with the County Roscommon Rural Design Guidelines. The project included:

EPS-Premium external wall insulation for thermal performance

ICF (Insulated Concrete Formwork) construction for structural efficiency

Underfloor heating and heat recovery ventilation for improved comfort and reduced energy use

Thrilled to share that we’ve received planning permission for an exciting retrofit renovation project! The scope includes a two-storey detached house transformation with both ground and first-floor extensions.

Key features:
Open-plan kitchen and dining area
Replacement of front porch, selective partition removal, and floor upgrades with underfloor heating
New doors and windows throughout
A rear extension with a flat.
A first-floor extension with a pitched roof
Exterior timber cladding and a new patio to enhance outdoor connectivity
