The glamorous side of property development...

You pull up the carpets expecting a straightforward renovation, only to discover dry rot and woodworm hiding underneath.
Before that, you've already spent hours stripping layers of old wallpaper, uncovering cracks, blown plaster, and years of previous repairs that nobody knew were there.
It's one of the realities of developing property that doesn't always make it onto social media.

No matter how much due diligence you do, once you start opening up a building, unexpected issues can appear.
Fortunately, we always allow for a contingency fund on our projects to cover unforeseen problems like these. It's not the most exciting part of development, but it's one of the most important.

Challenges like this can impact budgets and timelines, but having the right plan in place means they can be dealt with properly without derailing the project.

Now it's time to get the issues sorted and keep pushing the project forward. That's property development in the real world. 💪🏠

Getting another property ready for first-fix electrics and plumbing before the plasterers get started.

We've knocked out a wall to create a much bigger kitchen space, and it's already transforming the feel of the property.

Still plenty to do, but this one is going to look great when it's finished.

Take a look at our latest project in Lincoln.

This renovation is well underway and will soon be transformed into a fantastic 3-bedroom family home. The property is really starting to take shape with new windows and doors installed, insulated walls completed, fresh plaster throughout, and we've started fitting the kitchen today.

There's still plenty to do, but the progress made so far has been great, and we're looking forward to seeing the finished result.

This chimney was suffering from leaks and deteriorating mortar. We've completed a full repoint, installed new capping, and fitted a new chimney pot to make it weatherproof and looking great again.

Garage Maintenance Works Completed

Freshened up the garage exterior with a new stone-coloured masonry paint.

Removed the existing ridge tiles and re-laid them using a modern dry ridge system for improved durability and ventilation.

Removed the old mortar verges and installed new mortar verges, restoring the roof edges and providing a neat, traditional finish.

Out with the old and in with the new – enhancing both the appearance and longevity of the garage roof.
