🤩 Weekend Wonderment 🤩

Sometimes it's hard to remember what a property resembled before we applied our design skillset...

This huge bungalow had the most contrived layout ever, with 3 unconnected hallways, comprising 3 different entrance options 😂

Suffice to say we reconfigured each & every room in this home, creating contemporary living spaces that seamlessly flow.

Knocking 4 rooms into 1, and crafting a sleek, vaulted extension results in a stunning space sitting at the heart of the footprint.

The results speak for themselves.

What’s behind the gates…….

A little sneak preview of just one of my many new-build executive homes currently under construction around our great county.

Always a pleasure to catch up with our building inspector Rachel Casey & my fantastic client Phillip Atkin to run through progress, as this exciting project draws to a close.

Workmanship on this is impeccable 👌

Despite hurricane 🌀 force winds we managed some selfies.

Looking forward to seeing this property complete - it’s a cracker for sure.

When you visit a property, look out of the bedroom window, and the client says “what can you do with that”….

Well, how about full planning permission at the very 1st attempt for 2no. new-build timber frame 1.5 storey homes.

A far cry from the solitary bungalow approval the site was sold with ✅

Just doing what we do best.

What a win for: Woodola Group Ltd, Kurt Woods and his committed investors, creating a huge uplift in GDV & returns 🤗

Our sensitive conservation area project is gathering momentum, and looking quite the part following the scaffold drop.

Formerly an unsightly wriggly tinned concrete box, we worked our magic to realise a bespoke residential annex conversion, through adaption & extension .

Inside, we’ve thought hard on on this one, incorporating creative use of internal spaces & features to maximise every sq. inch - to be revealed in due course 😏

Externally, we’re looking forward to wrapping her in Siberian larch to complement the stunning stonework.

Our client opted for a full suite of services incl. Planning, Building Regulations, Project Management, and sourcing a suitable contractor.

Our recently approved mega bungalow is flying up on site.

Very pleased to receive planning approval for a sizeable home gym, cinema room & contemporary bar for this absolutely stunning dwelling.

With captivating views on offer, we could not miss the opportunity to incorporate a 1st floor balcony off the master bedroom via. a dedicated glazed access to soak up those south-facing vistas.️

Well, this project certainly created a stir with the locals, the Parish Council, Highways, and Lincs County Council Archaeology 🙁

Despite being located within a medieval settlement, the host dwelling being a building of local interest & importance, the plot being within a conservation area, and having Grade I Listed buildings and Scheduled Monuments in proximity we managed to secure planning permission for a new client.

Our robust application & accompanied report ticked every single box in terms of meeting the Neighbourhood Plan, the Parish Character Assessment, and Central Lincolnshire Local Plan policy compliance.

That little lot created a serious amount of work for such a modest scheme, but goes to show how hard we have to work / research to gain approvals these days.

The end result is a fantastic garage-to-annex conversion for the applicant’s son to reside in. 👏

A long awaited site visit today, to view progress on our amazing self-build mega-home “Holly Hall” 🏡

We’ve put together a very quick video, and will update you further in a couple of weeks once the roof is on. Big thanks to Rick Welbourn and the team at Waddington Build And Civils Ltd. for undertaking the daunting task of installing 400m2 of hand-cut roof over a complex, angled steel frame 📐

🛎 PLANNING SUCCESS ALERT 🛎

Following an historical failed submission from an architect, and a recently stalled application due to several technical shortfalls, we were called in to assist on a backland residential development.

As well as a complete internal redesign, we also prepared our very own policy-compliant Energy Statement & detailed Construction Management Plan to allow the case officer and environmental health officer to finally support the scheme.

The end result - planning permission granted for a new client 🤝

We don't just design houses, we understand the mechanics of complex planning requirements.

Looking forward to getting this built and brought to the market.
