Under UK law, if you let a property equipped with gas appliances, you must ensure all appliances are safely maintained, carry out annual Gas Safety checks, and keep accurate records.
Keep a Record
Landlords must provide tenants with a record of the annual gas safety check within 28 days of completion, or to new tenants at the start of their tenancy.
For short term lets (under 28 days), landlords can display a copy of the record in a prominent position within the property. Landlords must keep copies of the records for at least two years.
Be a responsible landlord
Make sure your tenants know where and how to turn off the gas within the property and what to do in case of a gas emergency.
Ensure they have contact details for your favoured Gas Safe registered plumbing and heating engineers to speed up emergency response times.
