Bringing daylight into as much of the home as possible is one of our main objectives when designing. It doesn't just have to be through standard windows or roof lights, it can be a bit more playful & imaginative.
Our recently completed scheme at Beauclair is a twist on our feature cantilevered sitting window & an oriel window created alongside Allerton Glass & Glazing. The oak lined deep reveals & cill frame the views & allow a place to sit & relax. Rather than be a single piece of glass the end panel is also glazed to enjoy that final moment of the 'golden hour' as the sun moves around the garden, dipping over the trees before setting.

Alexandra from the Ashes - with the building now watertight & the last of the glazing to be installed Phase 1 of the project is complete. The internal fit out of the building can now begin. The challenge now is to meet the September deadline for the first cohort of students to arrive at Alexandra Drive!

Something a little different from us this time.
A client whose home we had previously extended & remodelled got back in touch with us wanting a bespoke garden room. however, it was not just any old garden room. Clad in vertical slatted black aluminium panels the space includes a colour coordinated gym & zwift bike 'pain cave' along with a small home office. A covered outdoor area houses a sauna pod & an ice plunge bath.
The works were carried out by Mustard Seed under Permitted Development Rights.

Alexandra Drive - From the Ashes Part 4

With the building now structurally safe & the debris removed the next challenge was to make the shell watertight. With the original roof removed a new steel skeleton was constructed. Being in a Conservation Area required the new roof to look exactly the same as the historic roof which meant including all the unusual hips, gables & valleys as well as incorporating the new extension roof the rear.

Alexandra Drive - From the Ashes Part 3
Having decided that the building should be saved, the task became how to save it? First of all the remaining structure had to be made safe. The debris & the collapsed structures had to be carefully removed without creating further collapse or putting the operatives in danger. The timber roof was of particular concern as it needed to be completely dismantled, but it was also providing loading onto the main walls holding them in place!
Working with a specialist demolition team, the building was methodically pared back to finally leave a skeleton from which we could begin to enclose the building & make it weathertight.

A post completion site visit on our scheme at Beauclair. Really great to see how the exposed timber rafters looked. A tough detail to execute but allows the space to be more than a white box. A frameless glazed roof light floats over the rafters allowing light to flood in even on the dullest of February days.
It will be good to revisit in the Spring to see how the daylight moves around the house & through the other glazed elements of the design.

Alexandra Drive - From the Ashes
After the forensic team had determined the cause of the fire, it was time for the insurers & loss adjusters to enter the scene. During this lengthy period the clients had a difficult decision to make. Should they walk away from the development? Should they wait for the insurance payment before starting again? Could they afford to wait & expose an open building to the elements over another winter?
First of all the clients needed confidence that the building could be saved. In that respect we could assure them that it could. We have worked on projects before that at first glance would seem to be beyond salvation. Admittedly it would be how we first found certain structures to be, rather than having to restart mid project but the ability to see beyond the charred debris remains the same.
The following photographs show Royal Mills in Ancoats, Manchester. The collection of mill buildings had suffered years of neglect, vandalism, fire damage & partial collapse. Understanding the process of making the buildings safe, clearance, demolition & negotiating the Planning & Building Regulations requirements allowed the clients to make the decision to progress with bringing Alexandra Drive back to life.
These before & after photos of Royal Mills show just what can be achieved with such determination. The works were carried out under the FSP Architects banner where I worked as the Project Architect alongside English Heritage in the early 2000s.

Alexandra Drive - From the ashes!
18 months ago one of our biggest projects was only weeks away from completion & handover. The former grand house on Alexandra Drive had fallen on hard times & had become an old folks home, then a HMO collecting a series of unsympathetic extensions & alterations along the way for good measure. In 2023 we obtained Planning Permission to revitalise the building, remove the ugly additions & create new modern spaces to provide high quality student accommodation.
Unfortunately this all changed in a matter of hours over a Bank Holiday weekend when the building was broken into & set fire to. Completely destroying all the good work that had been carried out. Most of the external structure survived, but as you can see from these photos taken 24 hours after the fire the result was devastating.
The Clients faced an almost impossible decision on how to proceed. Over the coming posts we will take you through the process of what happened next to Alexandra Drive...
