Leak Detection in Southgate – Thermal Imaging and Hydrogen Leak Detection Beneath Wooden Flooring
We attended a property in Southgate after the homeowner reported repeated boiler pressure loss and damp odours developing near the ground-floor hallway. No visible leaks were present around radiators, exposed heating pipework or the boiler itself.
A structured non-invasive leak detection investigation was carried out using pressure testing, thermal imaging and hydrogen tracer gas diagnostics.
Pressure testing confirmed active water loss within the sealed heating system beneath the property. Thermal imaging identified subtle temperature anomalies beneath sections of the suspended timber flooring, suggesting concealed moisture and hidden heating pipe failure below the floor structure.
Hydrogen tracer gas was then introduced into the heating circuit. Using calibrated gas detection equipment, elevated hydrogen readings were identified near the hallway radiator zone. The gas concentration increased consistently within one defined section of flooring, confirming the exact leak location beneath the timber subfloor.
Controlled floor access exposed a split heating return pipe beneath the wooden floorboards without unnecessary disruption to the surrounding areas.
