Transforming constraint into opportunity.�Planning consent has been secured for the�redevelopment of the former Rainbow Industrial Estate in Raynes Park.
�From the earliest pre-application stages,�sustainability shaped the evolution of the scheme. A constrained, rail-bounded industrial site has been reimagined as a landscape-led residential neighbourhood structured around a generous public realm and improved pedestrian permeability.
�A fabric-first approach reduces energy demand at source, supported by neighbourhood-scale communal air source heat pumps and integrated rooftop photovoltaics. Key planning decisions,�including the removal of a basement car park, reduced embodied carbon and enabled a fully accessible, landscape-first site strategy.
�The approved scheme delivers a low-carbon�neighbourhood designed for long-term�environmental performance, resilience and�everyday comfort.�

One key design decision shaped the entire scheme. The removal of a basement car park unlocked a fully accessible, pedestrian-first landscape strategy.

This move allowed the public realm to become the social heart of the neighbourhood, improving legibility, inclusivity and long-term sustainability while creating a clear and welcoming sequence of spaces through the site.

Rainbow Industrial Park

Planning approved for the transformation of the former Rainbow Industrial Estate in Raynes Park.

Once a closed, rail-bounded industrial site, the scheme is reimagined as a connected, landscape-led neighbourhood organised around a generous public space known as the Green Heart.

The masterplan prioritises people over vehicles, creating clear pedestrian routes through the site and a sequence of outdoor spaces that connect the station
to quieter residential edges.

A neighbourhood, not just housing
Housing is more than the delivery of homes.
This project was shaped around the spaces between buildings, with a clear focus on public realm and connectivity. A central, publicly accessible open space forms the heart of the neighbourhood, supported by new walking and cycling routes that reconnect the site with the surrounding area.
Play spaces, pocket parks, and informal gathering areas are integrated throughout the masterplan, while active edges and overlooked routes contribute to streets that feel legible, sociable, and safe.

How do you respond to a site’s history in contemporary design?
 
At Mitcham Gasworks, heritage was approached as continuity rather than nostalgia. The site’s former industrial use informed the architectural language, material choices, and public realm strategy, ensuring the character of the gasworks continues to shape the identity of the new neighbourhood.
 
Robust materials and the reuse of gasholder elements within the public realm translate industrial infrastructure into meaningful social spaces, allowing the site’s story to be experienced as part of everyday life.

Celebrating the Ashes Down Under - Historic Cricket Ground Seen in New Light

 

As cricket fans turn their eyes to Australia for the 2025–26 Ashes Series, the KIA Oval back home is also shining brightly with a new chapter of its own.

 

Rolfe Judd Architecture is very proud of the long-standing partnership with the club, being involved in several design collaborations over recent years, including a new three tier stand providing a total of 7,500 seats and a new four storey hospitality and conferencing building. Most recently, the ground has unveiled cutting-edge floodlights and a new north scoreboard, a blended design of heritage respect and modern innovation.

 

The Oval’s new floodlights do more than enhance visibility, they reframe the ground’s identity. Designed by Musco Lighting, the masts take their cue from the Prince of Wales’s feather motif, introducing a more elegant, sculptural profile around the bowl. Along Clayton Street, the new scoreboard acts as a modern focal point. Its pared-back façade draws on the detailing of the Galadari Stand and features an overlapping cricket-bat motif, a subtle celebration of the sport.

 

More than just a scoreboard and lighting, these new interventions enhance the public realm, framing the street edge and adding a classic modern twist to one of cricket’s most storied grounds.

Whalebones Park
Construction is scheduled to commence on our design for Whalebones Park, a thoughtfully designed, sustainable new neighbourhood in Barnet for The Hill Group and their Affordable Housing partner, Sovereign Network Group.
 
With planning secured for 115 new homes, fifty-four of these will be delivered as much needed affordable homes (via shared ownership and affordable rent), ensuring this development is as socially inclusive as it is design-led. 
 
The masterplan honours the heritage of the Grade II-listed Whalebones House, embraces green space (around half the site will be public open space), and sets the standard for sustainable living with tree-planting, habitat restoration and low-carbon home technologies. Part of the land will remain publicly accessible, with woodland walks, meadows, ponds, play areas, and artist studios, preserving and enhancing the character of this unique setting.

As architects of the scheme, we’re proud to help shape a place where people from all walks of life can feel at home, whether in a new affordable apartment or a private family home, and to deliver long-term community benefit.
