Our Process
Initial Contact & Site Visit Once you decide it is time to renovate or expand property you can contact our team, providing an overview of what you are hoping to do and send any potential assisting files, drawings, and documents you have.We will carefully check the information you’ve given us and will arrange a meeting with yourselves in our showroom or on-site.Any moodboards and ideabooks will be very helpful at this stage. Having targeted budget in mind as well.
Architectural Planning In case you don’t have any of the needed documents and drawings, our in-house architect will be happy to help with that phase.As soon as you approve the finalised drawings, the architect working on your project would proceed with submitting the planning application to the local council, in order to obtain Planning Approval. Home Extension Plans 4U will also bring on board the right structural engineer to produce structural plans for the required works.Another thing that Home Extension Plans 4U assists with, is dealing with the Party Walls (all the relevant neighbours’ consent forms) and collaborating with the surveyors.

Tendering Process While waiting for Planning Aproval we will prepare the tender for your project or alternatively go directly into quoting, if all drawings are provided.We will ensure we include everything in our detailed full tender breakdown, which we will then pass on to you. Once we’ve gone through all the points based on your requirements and following the Planning Approval, we will proceed with the next necessary steps.
Contract Stage This is the phase where, having obtained your approval on the Tender Offer, we will proceed with preparing all the pre-start documents, which include the full Project Specifications, the Payment Schedule (should no contract administrator is appointed), and most importantly, the JCT Contract.

The Build Process We are very proud that the majority of our team is in-house, except from heating engineers and some specialist contractors. For the duration of the building stage, our project managers will monitor all temporary works, ensure that the site is compliant with health and safety, and manage all liaison with the council and building control. Our experienced team will be constantly checking the standard and quality of the work and, will provide you with regular updates and on-site meetings, to keep you posted on the programme.
Bespoke Finishes and Procurment Choosing the finishes for your future home might seem a little overwhelming at first. Luckily, our team will be there to help with the right suppliers and finishes for your home (such as bespoke joinery, furniture, appliances, electrics, flooring, bathroom sanitary ware and tiles, etc.) to meet your targeted budget.
