Light Industrial, Commercial Unit

We have been working with the general contractor, client and their interior designer as Design Manager on this warehouse conversion project.

Creating 4 floors of car storage, workshop and showroom space, including a feature staircase, new services, sprinklers, staff areas.

We’re excited to see how the space is fitted out and completed.

Final kitchen moodboard for this Woodside Park kitchen project.

Although the moodboards, colours, textures and materials are very important, so it’s budget and structure.

The structural engineer is in the process of working up the structural calculations of opening up the existing kitchen into the living room/ dining room.

During the Stage 3 Technical Design, we are exploring the project budget and timelines.

The project budget is broken down into the following items:

1. Project Preliminaries
2. Construction
3. Core Services
4. Building Envelope
5. Kitchen Design (units, appliances, worktop)
6. Flooring
7. Wall colours
8. Lighting design
9. Radiators and heating design

The project is due to start just after Easter 🐣, 7th April, so the countdown is on!

Getting quotes, samples, visiting showrooms, and the clients dedicating time to sit down and go through the plans and specifications next. Then we will come back to final finishes and specifications.

Looking back over this wonderful home transformation from in Warwick Gardens W14

🩶 Layout - Updated the flow of the flat and ensured a view directly to the fantastic “secret garden”

🩶 Maximization - created two bedrooms and a master en-suite as well as a family / guest bathroom

🩶 Extension - gained planning permission to extend within a conservation area

🩶 Design Development - bespoke kitchen design with , bathroom specification and floor tiles from

🩶 Structural Design - the project is the lower ground floor of a 4 story building, therefore creating the open plan space needed a couple of carefully designed structural frame to be installed

🩶 On Site Project Support - bi weekly meetings to ensure progress and decisions were made along the way (sockets, paint colour, Bifolding door company)

OPEN PLAN LIVING

This beautiful open plan kitchen, dining and living room features oversized aluminium sliding doors, a large slimline pyramid roof light, deep blue kitchen, light oak herringbone coloured floor, underfloor heating.

In addition to the light filled space, there is a bar area and a sliding door into a utility room and downstairs WC.

This extension maximised the properties permitted development rights, with a 6m deep extension.

We worked closely with the homeowners through options for how to maximise the space and potential of the ground floor extension, while circumnavigating party wall/boundary issues and this period property being in a conservation area.

I am so pleased how this light filled plan living/dining/kitchen area has come out. Providing bright living space for this growing family and direct access to their beautiful garden.

Maximising this family homes potential. Rear extension and loft conversion in a conservation area.

Sinead and Martin moved into their family home eight years ago. Since then they have had two children and recently got a puppy!

we worked with the family to gain planning permission for a large infill rear extension to create an open plan kitchen dining living area for the family to enjoy with direct access of the garden via large sliding doors. We also gained planning permission for a loft conversion, including two small dormers this created a fourth bedroom and ensuite.

N21 Whole House Project

Nick and Sarah contacted North Avenue back in 2021 to begin the journey of maximising their home. We achieved planning permission for a 6m rear extension under permitted development prior notification, loft conversation and two story side extension via full planning application.

Starting on site in 2023 and completing by spring 2024, the family (3 young daughters) enjoy their open plan rear space, with hidden utility room and downstairs WC.

The 3 bedroom 1930s semi detached has been transformed into a 5 double bed, 3.5 bathroom home. Including a study and separate playroom.

Project : Bathroom Renovation

March 2023, we moved into our 1930s long term home. After a year of comments and functional improvements, we’re still toying with which BIG project to do next… as we come up to remortgage in 2025, we are considering…

🤍 Driveway & garden
🤍 Rebuilding the garage
🤍 Redoing the loft conversion
🤍 New kitchen

But, for now… I think BATHROOM is on the top of our list. Having a seperate hot and cold tap is just painful. And I love a bath 🛀 The bathroom also has a single pendant light, with paneled glass shade, lino flooring… and a corner cupboard which is inaccessible and not ideal.

Watch this space. I’m thinking terracotta tiles for the floor.
