Just because it’s “Permitted Development” doesn’t mean you can start digging straight away 🛑🚜

PD can be a fantastic route — but it still comes with important responsibilities.

Here are a few things homeowners often don’t realise:

1️⃣ Building Regulations – Structure, fire safety, insulation & compliance
2️⃣ Build Over Agreements – Especially if there’s a public sewer nearby
3️⃣ Party Wall Awards – Essential when building near or on shared boundaries
4️⃣ Lawful Development Certificate – Future proofing for when you refinance or sell

Permitted Development removes the need for planning permission — not the need for proper process.
