Upstairs board complete — and what a transformation.

Now onto the upstairs board… and what a state it was.

Rats had even made their way in, filling the gaps — and once again, no fire-rated board in sight. It’s such a simple but critical requirement, and yet it was completely ignored.

Xeni to the rescue. We’ll strip it back, rebuild it properly, and bring this installation up to standard, safe and secure the way it should be.

Downstairs complete ✅

We’ve fully replaced the old board with new cabling, all correctly marked and signed with voltage warnings — exactly as it should be. One of the first things people miss is the fire-rated backing board; seeing work done without it honestly makes us sick.

This installation is now neat, tested, certified, and safe. A proper job from start to finish.

Camden project — transforming a former Chinese restaurant into a charity space.

The brief: divide upstairs and downstairs into two separate circuits, meeting all legislative requirements. We began with the downstairs board, and as you can see, the old installation was far from professional — quite shocking, to be honest.

Another rescue job completed ✅

This client had cowboy builders in who ruined the kitchen’s power supply, leaving behind multiple failures. After thorough testing and fault finding, we discovered the issue: when the wall was plastered, the ring cable had been cut. Over time, this caused the cable to burn — a serious hazard that could have led to the whole house, and even the neighbours, catching fire.

Luckily, they called the right team. We carefully located the fault inside the wall, joined the cable correctly, and used professional equipment — heat gun, wraps, and secure joiners — to rebuild the circuit safely, just as if it were a fresh cable. We even filled the wall neatly after to finish the job properly.

Safe, tested, and reliable. That’s how it should be done.

As part of the Kingston project, we installed new spotlights in fresh patterns and designs throughout the property. Every fitting was carefully planned to complement the new layout, giving the rooms a modern, balanced look.

All lights were fitted in energy-saving mode, set at 6000K — giving that natural, daylight brightness that makes spaces feel open and welcoming while keeping efficiency in mind.

Kingston project: power upgrade for a growing home.

The homeowners added another floor and reconfigured rooms, so we installed an additional fuseboard (consumer unit) correctly connected to the existing one to keep everything running smoothly. This is how a large-home supply should look: neatly designed, fully labelled, tested, and certified.

You’ll notice a few circuits marked “N/A” — that simply means they’re not in use. Legacy/problem circuits from previous works were isolated and left safely without power. The metering and distribution are cleanly interconnected, and there’s even a dedicated circuit for a modern EV charger.

Elegant garden lighting, ready just in time for summer evenings.

We installed these 2-metre standing garden lights for a client, which meant digging up the existing power supply under the grass and rebuilding the connections properly. The old copper circle box was in bad shape, so we replaced it with a new isolation box, sealed with gel to protect against damp and water — built for durability and peace of mind.

The result: secure, stylish, and atmospheric garden lighting that completely transforms the space. Perfect for summer barbecues, get-togethers, and enjoying the garden at home — even if today’s weather didn’t play along!

Out with the old, in with the new ✨

Another specialist lighting project completed by Xeni Electrical Ltd. This one required real hands-on work — assembling multiple lights from scratch, following instructions step by step. You’ll see in the pictures: first how the fittings arrived boxed up, then the base unloaded, and finally the finished installation when the lights came on.

We’ve been getting an unusual number of these custom lighting requests lately — jobs that need the attention of experienced electricians who know how to get it done right. The results speak for themselves.

As a bonus, these new fittings even have Bluetooth built-in for music — a real upgrade from the old lights you’ll spot in the last photo.
