The cheapest quote is almost never the cheapest job.

A low number on a page usually means something's been left off it — proper prep, the structural work, the bits behind the finish that you never see but always feel later. The gap doesn't disappear. It just moves to the end of the project, when it's most expensive to fix.

A quote you can actually compare has priced the same scope, named its assumptions, and left nothing as "TBC". That cast-iron staircase isn't the cheapest way to get upstairs — it's the one that's still solid in twenty years. That's the difference we build for.

Some rooms don't need reinventing. They need bringing back.

A period living room in a Mayfair (W1K) refurbishment — original proportions kept, cornicing and joinery restored, and a calm, considered scheme layered on top. The kind of room that looks like nothing was done to it, which is quietly the hardest thing to pull off.

The part you don't see: replastering, rewiring to NICEIC standard, and finishes detailed to the drawing so it still looks like this in ten years.

Before, this was a dark, chopped-up period house. This is where it landed.

A full refurbishment in Earls Court, SW5 — architect-led, taken from tired rooms to one calm, connected home. A reworked layout, a new staircase, joinery detailed to the drawing, and every service renewed behind the walls so the finish actually lasts.

The part you don't see: structural work signed off through building control, the site sealed and kept liveable, electrics NICEIC-registered and glazing to FENSA. That's what "done properly" looks like once the dust sheets come down.

Waterproofing is the part of a bathroom you never see — and the part that costs the most to get wrong.

In this Belgravia (SW1W) refurbishment, both new bathrooms were tanked from the substrate up before a single tile went on. Not a membrane skimmed over old adhesive — a continuous waterproof layer bonded to the structure, floor to wall, so water has nowhere to travel. In a period mansion block, a leak into the flat below isn't a snag; it's the expensive failure that undoes the whole job. So we design it out at the substrate, not the surface.

Renovation dust gets everywhere — unless someone sets the site up so it doesn't. Here's the setup that keeps a home liveable while the work happens.

A sealed screen goes across every opening, so dust stays in the work zone instead of drifting through the house. Floors and stairs are boarded and covered before a single tool comes out. Cutting is done with extraction on the tool — not a broom and a bit of hope afterwards. Every day ends with a clean-down and the waste taken away, not left in a pile for Monday. And the rooms you're still using stay usable, because that's the whole point of doing it properly.

None of this is glamorous. It's just the difference between living through your renovation and moving out of it.

"We'll sort the drawings on site." It sounds pragmatic. It's the most expensive sentence in a renovation.

Every decision left unresolved on paper gets made later — mid-job, with a trade standing waiting, the wall already open and the clock running. That's when you pay twice: once to build it, once to change it. The "we'll figure it out" beam clashes with the soil pipe. The socket lands where the fridge was meant to go. None of it is a disaster on its own; together they're why a job quietly drifts weeks over and thousands past the number.

Architect-led building works the other way round. We read the whole package before we price it, resolve the awkward junctions on the drawing — where changing your mind is free — and only then open the wall. Fewer surprises on site isn't luck. It's decisions made in the right order.

Can you live in the house during the works? The honest answer: sometimes yes, sometimes no — and we'll tell you which before you commit.

You can usually stay put for single-room or rear work. Think again when the kitchen, bathroom or structure has to come out. And if you do stay, the work zone is sealed off and left clean at the end of every day, with a weekly report so the timeline is never a surprise.

We resolve what a building has inherited — damp, rot, rising groundwater — at source, not over it.

This five-bedroom freehold terrace in West Ham came with rising damp and rotting ground floors behind a developer's quick finish. Rather than dress over it, we took the ground floor back to structure, dealt with what was failing, and rebuilt it as the home the family had actually paid for — a new rear extension, an open plan that holds the light, and a kitchen built to last.

When we take on a refurbishment, we resolve what a property has inherited — damp, asbestos, rising groundwater — at source, rather than building over it. We strip back, keep what is worth keeping, and rebuild to a finish that holds up to a close look.

Built in 99% reclaimed brick — the lowest-carbon brick is the one already made.

When VATRAA's design called for the demolition of the flank and rear walls of this Victorian terrace in Camden, the bricks did not leave the site. Each one came down by hand, was cleaned of mortar, sorted for face quality, and re-laid into the new wraparound extension. The new walls read as if they had always been there.

In these photos: the rear elevation in reclaimed London stock, the round stained-glass window that picks up the original front-door glass, the cellular steel that lets light pass between old and new, and the kitchen the family asked for.
