An apartment interior renovation project of ours in Ealing, London.
As the owner is a calligrapher, we dedicated the east-facing room to their studio. We kept the styling minimal—white shelving, big desk, greenery, and natural light.
We prioritized the play of light over ornate decor to create a space that invites quiet focus and creativity.

Fluted glass

In this renovation project in Finchley, North London, the bathroom presented our primary challenge.

It suffered from a common issue found in older London homes: limited square footage compromised by complex pipework and bulky boxing occupying the most precious corners. Faced with such a layout, our thought process wasn’t about adding more decoration, but rather how to let the space breathe.

We decided to go back to basics.

By reconfiguring the overall layout and adjusting the position of the bath, we integrated and concealed the supply and drainage systems within the walls. This was an invisible structural adjustment, aiming to eliminate awkward cleaning traps and release previously wasted space. This allowed us to install a practical mirror cabinet—increasing storage while instantly opening up the visual sense of space.

The atmosphere, meanwhile, is defined by the details of light and shadow.

Fluted glass introduces both soft natural light and privacy, while the choice of wall materials elongates the visual height. We also dedicated significant thought to the lighting design. Intentionally avoiding the stark, cold light often found in traditional bathrooms, we selected warm tones paired with indirect lighting. This ensures sufficient brightness for daily routines and applying makeup, while offering a warm, relaxing ambience for evening soaks.

This is no longer just a functional bathroom; it has become a sanctuary where one can truly unwind.

Planning:

2025 is wrapping up. Our journey this year took us across Hong Kong, London, and Nottingham, with one simple goal: giving clients peace of mind by solving their property challenges from start to finish.
Our core focus:
• Extensions & Planning: We help clients upgrade their living standards without moving by handling the Council and Planning applications to create a home tailored to you.
• Design & Turnkey Renovations: We understand the fear of contractors walking out mid-project. We have built a trusted team and manage every detail to ensure a smooth, reliable journey.
• Property Management: High-quality maintenance that minimizes vacancy and respects the tenant experience.
• Land Development: Strategic Action Plans to unlock the full potential of the land.
Being an architect is about coordination and a passion for design. Thank you for letting Victoria and Partners be a small part of your story this year. #
See you on-site in 2026—let’s keep building together!

North London Study Renovation | A Private Space Paying Tribute to Arsenal

In renovating a friend’s study room, we made one key decision: instead of hiding their passion away, we let it become the heart of the space.

For this couple, the design brief was clear —
to create a study that balances functionality and storage, while paying tribute to his beloved team, Arsenal.

Custom glass display cabinets became the core design element, transforming a collection of jerseys from items kept in storage into pieces meant to be seen and appreciated,
allowing memories and personal passions to shape the atmosphere of the space.

Today, this room is not only a place for focused work,
but also a playground for the couple.
A space that truly reflects how they live and what they love.

‘These changes would not result in any negative impacts on the neighbourhood amenity and officers agree that the amended plans provide a better design.’

West London Detached Home: Reshaping the axis to unlock a 7.5m extension.

Before selecting tiles and paint colors, we prioritize the logic of the space.

How do you secure a 7.5m front and rear extension under strict West London planning policies? It is a significant challenge. The Council’s primary concerns are often that the extension will create a sense of enclosure for neighbors or disrupt the street scene.

Our strategy wasn’t just about adding on—it was about reshaping.

In our planning application, we demonstrated to the officers how the new building massing redefines the axis, while simultaneously updating both the front and rear facades.

Stripping away materials and decoration allows us to showcase the pure design logic:

Axis Alignment: Creating a coherent dialogue between the old and new structures.

Light & Shadow: Through calculated window angles, we proved that despite the substantial volume, the extension safeguards the neighbours’ daylight and sightlines.

When the structure and proportions are right, the space naturally flows. This approach ultimately gained official recognition.

In the final Officer’s Report, the planners noted:

‘These changes would not result in any negative impacts on the neighbourhood amenity and officers agree that the amended plans provide a better design.’

This confirms that our design not only mitigates negative impact on the neighbourhood but delivers a “better design” overall.

Next step: Construction phase!

Walden 7|

Ricardo Bofill

Walden 8?

Walden 7 | An Experiment in Living

This isn’t just a building — it’s a question:
“How can we live together, differently?”

Ricardo Bofill turned space into a social experiment,
architecture into a way of rethinking community.

We met a resident who’s lived here for over ten years.
She spoke of Walden 7 not as a building,
but as home — a place filled with belonging and memory.

She still gets lost sometimes;
the staircases don’t always lead where you expect.
Maybe that’s the beauty of it —
a living maze, full of discovery and quiet romance.

Half a century later, its idealism still feels radical.
Maybe it’s time we imagine the next one — Walden 8.

Ealing Apartment 室內設計|Featured on Lomography

We are delighted that our residential project in Ealing has been featured by Lomography website.
Photography offers a way to observe and reflect on space — through the lens, we re-examine the relationship between architecture, the city, and people. Space itself becomes a medium that carries emotion and daily experience.
Captured on film, the imagery reveals a tactile and authentic quality; the heightened contrast of light and shadow enhances the spatial depth.
At the core of the design is the idea of bringing nature into everyday life — the apartment’s 270-degree mountain view becomes an integral part of the interior, creating a continuous dialogue between the inside and the landscape beyond.

The open-plan layout is carefully defined through soft furnishings and lighting, maintaining spatial fluidity while articulating distinct functions and atmospheres.
The design embodies our ongoing philosophy: using light and materiality to craft spaces that are both sensorial and enduring.

Hammersmith Extension

A few years ago, this client had an extension done. But halfway through, the builder walked off the job.
They left behind a pile of building materials — and an even bigger mess.

Recently, the roof started leaking. She kept calling the original builder to come back and fix it, but never got a single reply.

Eventually, she found us.
We went up on the roof with one of our trusted, long-term builders, identified the root cause of the leak, and clearly explained how to fix it.

Within a few days, we had everything repaired — and carried out multiple waterproofing tests to make sure it was properly resolved.

Unfortunately, we’ve seen far too many cases like this.
So many clients tell us: “If your builder actually finishes the job, you’re already lucky.”

We’ve been through our own share of hard lessons too — and over time, we’ve built a reliable, skilled, and responsible team we truly trust.

Beyond just design, we believe every project needs real follow-through.
Clear communication, attention to detail, and people who take ownership — that’s what gives our clients peace of mind.

That’s what we always stand by.

A lot of friends have told me: “You should share more real stories about what it’s like doing architecture and renovations in the UK.”

So if you’re curious about this process, or if you have questions — feel free to drop us a message.
Let’s learn and talk through it together.
