We adapt buildings for contemporary life.

We transform historic buildings into high-quality places that support evolving patterns of use. Through thoughtful adaptation and the reuse of existing materials, we extend building life while improving accessibility, usability, and clarity of space. At Kensington Temple, this approach guided the repair and restoration of key elements, strengthening the building’s long-term durability while supporting its role as an active community space. The result is architecture that feels relevant, robust, and connected to its past.

We view retrofit as a design-led process that enhances the performance and quality of existing buildings while preserving their inherent character. Through its architectural services, the studio reworks spatial layouts, introduces natural light and improves usability, transforming outdated structures into contemporary, highly liveable environments. Each intervention is carefully calibrated to respect the building’s fabric while enabling meaningful change.

Complementing this approach, Cagni Williams Energy delivers targeted environmental upgrades, including improvements to building fabric, services and energy systems. This integrated approach ensures that retrofit projects achieve measurable reductions in energy use and carbon impact, supporting the transition to low-carbon, future-ready buildings

Edward Williams is a founding Director and Secretary of the British Architectural Library Trust, a New York based charity that supports the RIBA Collections. The British Architectural Library Trust (BALT) is an independent American non-profit organization founded in 2013 in support of the Library and Collections of the Royal Institute of British Architects, the foremost architectural library in the world. Next week, Edward will be visiting Stockholm with friends of the BALT and the RIBA to enjoy an exclusive tour of architectural treasures.

The RIBA Collections bring together over four million objects, in a broad range of media with a shared narrative that describe how buildings, communities and civilizations are designed and constructed. From 15th-century books and drawings, to photographs documenting architecture around the world today, the collections offer global scope and rich historical detail.

The Collections are located in London, England, at RIBA headquarters at 66 Portland Place and at the Victoria & Albert Museum. Images are accessible online through RIBApix on the Library website.

Are you struggling to retrofit a listed building? Among the most promising innovations for window replacement in listed buildings is vacuum double glazing—a cutting-edge technology offering exceptional thermal and acoustic performance within a slim profile suitable for historic frames.

How does vacuum double glazing compare with standard double glazing?

✅ Lower Energy Bills – Keeps warmth in during winter and heat out during summer.
✅ Better Soundproofing – Reduces outside noise, making your home quieter.
✅ Preserves Historic Character – Can fit into existing window frames with minimal changes.
✅ Long-Lasting – More durable than traditional double glazing, with a lifespan of 50+ years.

Laura Carrara-Cagni explains that ' vacuum glazing has the thermal performance of a wall, and better than a triple glazing, with glass that is only 7mm thick'

Laura Carrara-Cagni has just returned from the ULI Europe conference in Berlin and has shared her insights from her term as Co-chair of the Life Sciences and Healthcare product Council.

Laura explained that three years at the helm of the ULI Europe Life Sciences & Healthcare Product Council had came to an end at the conference, marked by a fantastic day of inspiring speakers, engaging member discussions, insightful site visits, and a wonderful dinner at the Berlin Literary Club.

Laura recalled that back in Madrid in 2023, she was asked with Tim Fry to step in as temporary co-chairs. The rest, as they say, is history.

Together, they helped rebuild the Product Council from the ground up. Looking back, she cannot think of a better word than 'proud' to describe what they have achieved over the last three years. They brought together an exceptional group of people—highly accomplished professionals who were consistently generous with their knowledge, insights, and experience.

Laura expressed a heartfelt thank you to the committee members: and acknowledged that their hard work made it possible to deliver outstanding content, speakers and site visits year after year. None of this would have been possible without the committee members.

Laura thanked Tim Fry in particular, for being such a great co-chair and partner over these three years. Whether in Madrid, Milan, London, Paris or Berlin, he always seemed to find time to search for that essential afternoon cup of tea.

Laura and Tim now pass the helm into the very capable hands of Evangelia Chrysikou and George Beaton. Tim and Laura will remain involved through the committee to support a smooth transition.

Discover the project turning heads in Wandsworth — a low-carbon Edwardian home in South London, with a bold new Corten steel and glass gallery extension. Every detail tells a story from the wildflower roof to the air source heat pump and from the bespoke white oak joinery to the curved glazing.

Laura and Edward’s friends and clients wanted something deceptively simple: more light, a stronger connection to the garden, and a home that no longer weighed on their conscience.

What followed was a complete rethinking of a London home, from the bones of its structure to the wildflowers on its roof. The result is a home that feels simultaneously rooted in its Edwardian past and entirely of the moment: warm, light-filled, low-carbon and designed for modern life.

Are you up-to-date with the UK government 'Warm Homes Plan'? Edward Williams has reviewed the plan and looked at what it actually changes for asset owners and property developers—and what we should do now.

Key takeaways are:

🏡 New homes are to be “solar by default” with high energy efficiency, low-carbon heating and solar panels

🏨 Retrofit: the Warm Homes Plan forces a shift from “measures” to performance

🏆 Quality and consumer protection are now delivery constraints

🗺️ EPC reform is not admin - it’s the steering wheel

♦️ Safe next steps: If you own a portfolio of existing properties or have homes in planning, don’t start with technology choices. Start with a whole-building brief that treats fabric, ventilation, summer comfort, roof-integrated solar and services as one system and then choose the delivery route that matches your governance and typology.

For dense estates or campuses where communal solutions are in scope, our energy division has published a companion Insight on system pathways and delivery economics.

Exciting to see Laura heading to the ULI Europe Conference 2026 in Berlin this week.

As she shared, the conference is a much-needed opportunity to step back from the pace of day-to-day work, reflect on where the future of real estate is heading and consider what we need to do to achieve both our goals and wider missions.

A major highlight will be the Life Science & Healthcare Council Day, where Urban Land Institute brings together senior industry leaders across investment, development, design and policy for a series of focused, small-group sessions. Laura has served as Co-Chair of the ULI Europe Life Science and Healthcare Product Council and has been a member of the ULI USA Healthcare and Life Science Product Council for more than six years.

Midland Metropolitan University Hospital was awarded the ULI Europe Award for Excellence in 2025.

The Product Councils dive into key topics such as capital markets, decarbonisation, urban development, and evolving occupier needs—creating a trusted environment for open discussion, knowledge sharing, and practical insight. Laura is looking forward to challenge thinking, share real-world case studies and explore solutions to the most pressing issues shaping the built environment.

We’re looking forward to the insights, reconnections and new conversations that come from engaging with such a dynamic network of professionals.

Safe travels, Laura and enjoy every moment of in Berlin!

As we start on site with a listed building project in the Royal Borrough of Kensington and Chelsea, London, we like the idea of revisiting old projects where we updated beautiful home drawing light deep into the plan and opening the house to a the newly landscaped garden beyond almost ten years ago.

The lower ground floor transformation unlocks the centre of the house, establishing a natural, continuous flow between old and new.

A restrained palette of timber, marble, and stone brings texture and warmth, while a glass-ceilinged spital wine cellar is set into the extension floor as a transparent oculus, layering light, depth, and connection across levels.

Set within the Kensington Conservation Area, the project called for a considered design approach and careful navigation of planning to deliver a contemporary intervention within a protected context.

Targeted refurbishment works included redecoration, upgrades to electrical and lighting systems, and the introduction of new light-filled kitchen and bathrooms.

A new chapter for Doncaster Tickhill Road Hospital is taking shape. We are working with Rotherham Doncaster and South Humber NHS Foundation Trust to deliver a masterplan that takes this mental health campus into the future as a more coherent, legible, patient- and staff-centred environment.

The design aims to unlock the campus’s own identity, one that supports both care and community.

Alongside the masterplan, Cagni Williams Energy is advancing net-zero NHS goals, developing integrated long-term energy strategies for infrastructure that can adapt over time.
It’s a considered, joined-up approach where spatial thinking, decarbonisation and sustainability move together. More to come.

We don't just design buildings, we uncover stories. This transformation of a 1880s mews house preserved 140 years of industrial character and craftmanship whilst introducing light, full insulation, natural ventilation, and 40% energy reduction vs new build. We took the gas out completely for this sustainable agricultural Danish fund. Heritage + Net Zero. That's the 2026 standard.
