Adrian sorted it. Filled the gaps, painted over the evidence, and left it looking like the windows had always been there.

Fresh paint, almost as fresh as the uniform 🥵🥋

This property in E4 needed that final 10% — contractors had already been in to replace the windows, but left behind an unsightly finish around the surrounds and the adjacent walls.

To make things trickier, the management agency had no idea what colour the walls were painted. So armed with a chip of paint that had come away during the window fit, Adrian went on a mission to track down the exact match.

With the right paint sourced, Adrian filled the gaps the window fitters had missed, let the filler harden, and finished with a smooth, clean coat — leaving the flat looking exactly how it should've been handed back in the first place.

This bathroom had plunged into darkness.

Why?

Because both of the spotlights in the ceiling had failed 😞 leaving the tenants showering in the dark, not the best for making sure you've rinsed off all the soap 🧼.

Adrian attended and with his iPhone for his light source, swapped the broken lights for fresh, new counterparts and the bathroom was no longer pitch black, quite the opposite really!

Dodgy door, no more!

Well, the door remains — but the hinges that were well past their shelf life have been retired from service!

The door was catching on the carpet and wouldn't fully close, caused by a combination of failed hinges and an overly thick layer of paint. After planing it down and fitting new hinges, it swung as it should, giving the tenant's son his much needed privacy back.

Adrian was called out to a HMO after reports of no hot water in the shower - with the rest of the property working fine, all signs pointed to the unit itself.

Coming prepared as always, Adrian had already brought a replacement unit with him. A quick investigation confirmed the shower had completely given up the ghost, so he got straight to work — and just like that, a brand new shower was up and running!

Another job ticked off. Another happy tenant. ✅

The tenants of this HMO complained that their shoes were getting wet in the lobby. We sent Adrian to investigate.

Upon arriving, Adrian spotted wet plasterboard on the ceiling and checked both first-floor flats for signs of leaks. Unfortunately, there was no visible source in either flat.

With no other option, Adrian cut out the affected section of ceiling to expose the plumbing above — and there it was: a leaking compression fitting.

Adrian tightened the fitting to stop the leak and made the area safe until the plasterboard had dried out, ready for us to return and replace it.

Problem identified. Problem solved. Tenants can keep their shoes dry. ✅

With a lot of the work we do, it's not about solving the obvious problem — it's about solving the cause of that problem.

This tenant had been complaining that their bathroom door handle had completely come away from the door, making it very difficult to have any privacy when you need it most.

However, Adrian knew that door handles don't just "come off" and wanted to find the root cause of the issue.

After some investigating, Adrian discovered that when the door was originally installed, it wasn't done correctly. It was rubbing on the frame, meaning excess force was needed to open and close it — eventually causing the handle to fail.
After sanding off the excess wood and reattaching the handles, the door was fully operational and the tenant was over the moon that they could use their bathroom in total privacy!

That's the difference between a quick fix and a lasting solution. 🔧
