Revisiting Roppongi Hills – 20 years on

On a recent trip to Japan, I had the chance to revisit Roppongi Hills in Tokyo – a mixed-use development that still feels remarkably relevant two decades after completion.

While working at Conran & Partners, our team designed three of the residential towers within the wider ‘compact city’ masterplan led by Mori Building Company, alongside the Mori Tower by Kohn Pedersen Fox and retail by the Jerde Partnership. Within this framework, we reimagined the residential façades so that each tower had its own identity while contributing to a cohesive skyline.

The project transformed a dense, low-rise neighbourhood into a vertical city combining homes, workplaces, culture, retail and generous landscape. From terracotta-clad towers with deep balconies to a delicately detailed stone façade supporting rooftop gardens, architecture and urban planning worked hand in hand.

Landscape was central to the scheme. Working with Dan Pearson, the podium and rooftop gardens created calm, green spaces above the city, while tree-lined streets softened the retail environment at ground level.

Roppongi Hills also responded to Tokyo’s seismic realities and was advanced for its time in terms of sustainability, incorporating on-site energy generation, water recycling, rainwater harvesting and solar panels.

Two decades on, it remains a compelling example of how dense, mixed-use development can reshape cities in a more integrated and human way.

13 Hoe Street, Walthamstow – A New Mixed-Use Development

We’re excited to share our nearly completed project at 13 Hoe Street, Walthamstow. This new development brings:
• A ground-floor retail unit, activating Hoe Street and supporting the high street
• Nine modern apartments, including one- and two-bedroom homes plus two larger family units
• Sixteen secure cycle parking spaces, tucked discreetly to the side

The design respects its setting, stepping down towards neighbouring Victorian terraces while marking the prominent corner with recessed balconies and a zinc-clad mansard roof. Yellow stock brick, modular glazing, and carefully detailed façades give the building rhythm and character.

From the outset, sustainability was central to the project:
• 35% reduction in CO₂ emissions (EPC B rating)
• Retail unit targeting BREEAM Very Good
• Sustainable Urban Drainage (SUDS) with rainwater attenuation
• Low water-use appliances and sanitaryware
• Accessible and adaptable apartments (Part M4(2))
• Enhanced sound attenuation for busy town centre living

The result is a contemporary development rooted in place, contributing positively to Walthamstow’s long-term ambition to be a vibrant, connected and sustainable town centre.

Exciting news from Sydenham!

We’re proud to share our latest infill housing project in SE26 — transforming four derelict garages into two sustainable, high-quality homes.

Tucked away behind a Victorian terrace and bordering the Sydenham Thorpes Conservation Area, this development has been carefully designed in consultation with Lewisham Council to fit seamlessly into its surroundings.

What makes it special:
• Dual-aspect living spaces with lots of natural light
• Private gardens for each home
• Low-carbon technology, including air source heat pumps and MVHR
• Green roofs, sustainable drainage, and new planting to support biodiversity

This is a small site with a big vision — showing how overlooked spaces can be transformed into valuable homes while protecting local character and the environment.

Planning has now been submitted, and we look forward to the next step in bringing this thoughtful addition to Sydenham to life.

Designing and Specifying for Fire Safety – Reflections from the RIBAJ x Hilti Conference
I recently attended the Designing and Specifying for Fire Safety conference, hosted by RIBAJ in partnership with Hilti, and it couldn’t have come at a more important time.
With the Building Safety Act 2022 placing greater responsibility on architects to ensure compliance, it’s clear that our role is evolving – from designers to accountable professionals managing risk and safety throughout the design process.
The conference offered a wealth of insight on how we can embed fire safety into the core of our work – from early-stage design to specification and coordination. Highlights for me included:

• The importance of active and passive fire protection strategies
• The shift towards performance-based design accountability
• The role of transparent, accurate product information - expertly outlined by Amanda Long (CCPI)
• And timely contributions from Jane Duncan, Nigel Ostime, Paul Bussey, and others who are helping to lead this conversation forward.
At Mark Fairhurst Architects, we are committed to designing buildings that are not only inspiring and inclusive, but also safe and fully compliant. Events like this are vital in helping us navigate the regulatory landscape with greater clarity and confidence.
