Breakfast Club Briefings in Cannes for MIPIM

Last week, Eversleigh LLP and Ackroyd Lowrie hosted a Breakfast Club Briefings beachside lunch at Mademoiselle Gray Plage Barrière.

The event brought together planners, policy makers, developers and consultants from across the industry for an opportunity to step away from the conference and continue the conversations shaping the future of our cities.

Thank you especially to Anthony Okereke, Leader of Royal Borough of Greenwich and Jonathan Martin, Director of Investor Partnerships at London Borough of Waltham Forest for being our guests of honour.

A brilliant setting for thoughtful discussion and new connections during one of the busiest weeks in the property calendar.

The weather defied the forecast and gave us some hints of sunshine through the overcast sky, which is a fitting metaphor for the overall mood at MIPIM.

Whilst there was a definite sense of optimism, will the rays of hopeful positivity be able to shine through the gathering clouds of potential interest rate rises!?

Resolution to Grant for Bermondsey Co-Living Scheme

As featured in Building Design, we are pleased to confirm that unanimous Resolution to Grant has been secured for a 112-unit Co-Living development we are delivering for Bywater at Tanner Street in Bermondsey.

The scheme retains and celebrates the locally listed Victorian warehouse, embedding its heritage within the next phase of the site’s evolution.

Contemporary additions have been carefully designed to complement the Bermondsey Street Conservation Area, creating a development that respects context while delivering modern urban living.

Our director, Oliver Lowrie comments: “This really is a dream project for us; it puts sustainability at the front and centre of the design process. Not just in the retention of the existing warehouse, but through the use of a Cross Laminated Timber structure, and many other specification decisions. We cannot wait to build the next part of this beautiful site's history.”

Sustainability has shaped the project from the outset. Retention of the existing structure, the use of Cross Laminated Timber, and a series of considered specification decisions significantly reduce embodied carbon and place low carbon design at the forefront of the proposal. This approach was recognised by the Southwark Committee, with one comment stating: "Holding onto that heritage and making it part of the new building... making it come alive again, I think that’s brilliant, absolutely brilliant."

The hard work and dedication of the whole project team has resulted in an excellent scheme which has been secured on programme. Congratulations to Oscar Clarke and Andrew Bonner, alongside Bywater, Rolfe Judd Planning, Gardiner & Theobald LLP, CHP, Engenuiti, The Form Partnership, Point 2, Smith Jenkins Planning & Heritage.

Chris Riley, Development Manager, Bywater adds: “This milestone enables us to bring forward a carefully designed, best in class, low carbon scheme that raises the bar for sustainable urban living in Bermondsey.”

The Building Safety Act has changed the rules.

Clients are now statutory dutyholders.

Legal accountability for building safety sits with the client from planning through to occupation. That responsibility cannot be transferred.

This applies to all building work requiring Building Regulations approval, not just higher risk developments.

At Ackroyd Lowrie, our Technical Director Wayne McKiernan contributed to the development of BESA’s Client’s Guide to the Building Safety Act, bringing practical insight into what compliant client leadership looks like in practice.

It means:
• Appointing competent dutyholders
• Setting clear expectations from the outset

Good progress continues on the Guildhall Walk student accommodation scheme in Portsmouth, which is now under construction.

The development at No. 10 Guildhall Walk will deliver 61 student units, combining the sensitive conversion of the existing building with a new build element to the rear of the site.

During construction, a series of amendments to the approved consent were secured to improve both buildability and viability, while carefully responding to the site’s heritage context and its setting within the wider Conservation Area. This included agreed changes to the façade and roof materials, ensuring the scheme remains in keeping with the character of the existing building and surrounding area.

The project demonstrates how collaborative working between the project team and local authority officers can support high quality delivery on constrained, heritage sensitive city centre sites.

Last week we were delighted to host our latest Breakfast Club Briefings, welcoming Rt Hon Sir James Cleverly MP, Shadow Secretary of State for Housing, Communities and Local Government, and Member of Parliament for Braintree.

Over breakfast, Sir James shared his perspectives on the future of housing and communities, and his party’s priorities for the built environment. The discussion offered valuable insight into the challenges and opportunities facing the sector.

The room was full of energy, with open discussion and a real exchange of ideas between professionals from across the sector.

Thank you to Sir James for joining us, and to everyone who attended and contributed to such an insightful briefing.

A warm welcome to our newest AL Academy placement students, Samuel, Nayara and Neillon!

The trio joined us in the studio for their first kick off day, where Oliver Lowrie and Charlotte Staton led a welcome session, introducing the team and our current projects.

Next, Justas Volskis talked about his time as a work placement student in the AL Academy and how that’s led to his new role as a full-time apprentice.

Before lunch, Samuel, Nayara and Neillon worked to complete a site analysis and drawing exercise before we all re-grouped for our regular Lunch & Learn workshop, this time led by Oscar Clarke.

We loved seeing new energy and perspectives in the studio and now we’re looking forward to Samuel, Nayara, and Neillon starting their official placements in January!

The AL team has kicked off the festive season in the sweetest way possible!

Huge thanks to Ellen and Charlotte for organising an amazing gingerbread house building social.

No baking skills were required, although some teams did take their houses to new heights by cutting their gingerbread into more inventive shapes! The friendly competition brought out everyone’s creativity and some classic quotes including Freddy noting that “not all candy canes were created equal” and Charlotte pointing out that “we’re going to need more gum drop buttons for structural support.”

A big shout-out to our teams of house-builders – Alahni and Charlotte, Freddy, Beth and Ellen, and Antoine and Michael.

Looking forward to more moments like this as we wrap up 2025.

We were delighted to host our latest Breakfast Club Briefings with Professor Tony Travers, Professor in Practice and Associate Dean at the LSE School of Public Policy.

As one of the UK’s leading commentators on local and regional government, elections and public service reform, Professor Travers brought sharp insight into the forces shaping politics and public policy today. His perspective sparked a thoughtful and engaging conversation among everyone in the room.

It was a fantastic way to start the day - good breakfast, good discussion and the chance to connect with peers from across the built environment.
