This is the second project carried out for our client.
This certainly was a test to really go above and beyond..
A recent rewire was found to have dangerously loose sockets/switches, not correctly installed into lath & plaster wall. Due to this, the failed sections of wall had to be removed and replaced with plasterboard, then reinstated sockets with correct pattress boxes. Also, there were no fly needs for CPC from metal patress to metal socket fasicas, which are now installed. Deep chases back filled with hardwall.
Parts of the cornice were badly damaged above the window frame pelmet, which was repaired.
Chimney breast walls had some very porous plastering with no corner beading, making plaster levels out of plumb by 15mm! Along with missing sections of skirting boards.
Some walls where just sand and cement, some lime repairs previously carried out to the window walls, which again where out of plumb to the rest of the walls, which again angle beads were fitted to all 4 external corners after hacking/sanding walls to level up.
The ceiling, again being lath & plaster where in such a bad condition, but with endless sanding, repairs, stain blocking, it has been improved to 90% better without having to remove the lath & plaster and reboard. However, finished in Victorian white with a newly installed ceiling rose and new light fitting, it certainly helped improved the aesthetics.
Our client recently had new Internet service, which was placed in a very inconvenient place. Which the provider wanted £150 just to move one wire! It wasn't a problem, RJPM moved it, along with blocking off an air vent that served the original working fireplace, which is now redundant and no longer needed. Old plug sockets from skirting boards including old telecom wiring and pir units.
Window ledge was literally falling apart which needed securing correctly with the window frame architraves previous poor attempts to back fill, making the architraves look unsightly to the walls. Again, this was corrected, filled flush giving the appearance of one section of architrave, not just bodged into place.
Recent built shelves had to be removed due to being loose/poorly installed/designed (RJPM will be returning at a later date to build new shelves and paint to blend).
Lastly, the fireplace. This had previously been painted in emulsion which needed stripping back and several coats of primers, undercoat and top coats to bring the fireplace back to life.
5 separate paints/colours used to decorate this room, from Victorian white ceiling, white matt to cornice and ceiling rose, brilliant white satin to woodwork including fireplace and radiator, cream and green to finish the walls.
Carpet removed and awaiting new carpets for next week.
