From a stripped flat roof to a fully pitched, insulated and finished space — a complete start-to-finish build.

✔️ Removed existing flat roof
✔️ Cut and installed new pitched roof using 8x2 timbers
✔️ Formed structure for 2 Velux windows
✔️ Built to 10° pitch with 12.5° tiles, achieving a 17° finished roof
✔️ Full insulation install
✔️ First & second fix electrics
✔️ Plasterboarding throughout
✔️ Skimmed ceiling for a clean finish

This project completely transformed the space — bringing in natural light, improving insulation, and creating a modern, functional kitchen area.

The bay window now boasts a bright, fresh appearance with a new flat roof featuring GRP finish.

The old clay nibbed tiles have been removed, and the area has been re-insulated with new breathable felt and battens, topped off with Marley concrete tiles.

In our view, the transformation from before to after is remarkably impressive.

Remove a three-layer felt roof that was experiencing moisture issues due to inadequate airflow, followed by the removal of a second roofing layer underneath, where unsuitable tiles had been used for the roof’s pitch.
We counter battened on top of the existing rafters giving a decent airflow, re-felt and installed battens before fitting the appropriate Crest Planum tiles designed for a 15-degree pitch. Additionally, we reinstalled the existing velux windows along with new flashing kits, completing the job with a lead abutment and a dry verge system.

Overall, it was an excellent day, and a big thanks to M.A Roofing for helping us out!

A new GRP walk invalley installed.

* Carefully took enough tiles off and stacked up the roof
* Removed old worn lead
* Carefully taking off existing plywood not disturbing anything to inside of property and installed 18mm osb with new steps
* Applied a new GRP to the walk in valley
* Reinstated all the tiles and hips.
