We were established in 2004 and we offer a personal yet highly professional service. This commences by sitting down with you to go through your project requirements. We firmly believe design does not need to cost. Design is not just about aesthetics: the layout of a scheme or the flow of a house are fundamental and can be just as important or more important. PRS, Co-Living and Microflat schemes are becoming increasingly relevant in planning, but the NPPF is clear that these developments need to meet specific criteria.

So what does that actually mean?

📍 Location matters
These schemes need to be well located for facilities and services, such as town and city centres, railway stations, tube stations, shops and bus stops. They aren’t intended for isolated or suburban locations.

🏢 Shared amenities matter
High quality communal spaces such as laundries, kitchens, dining areas, breakout spaces and gyms can play a key role in making these schemes work.

Done well, they can also add value to the individual units.

📋 Management matters
A robust management plan is essential to demonstrate that the development will be properly managed and operate as a high quality facility.

A look at the exterior of our recently approved detached house in Kent.

The U-shaped design creates a strong architectural form while embracing a central courtyard, giving the home a sense of privacy and connection to its surroundings.

From the approach, the property has a more traditional appearance, while the design opens up to create a much lighter, more contemporary feel as you move through the home.

🚨 THE GREEN BELT RULES HAVE JUST CHANGED 🚨

For decades, development in the Green Belt has been a major planning challenge.

But the latest NPPF introduces a very different approach.

🚨 THE NPPF HAS JUST MADE HOUSING DELIVERY A WHOLE LOT MORE IMPORTANT 🚨

If your local authority does not have a five year housing land supply, there could be serious pressure coming their way.

The latest NPPF puts even greater emphasis on delivering housing, with local authorities facing increased scrutiny if they cannot demonstrate a sufficient supply of housing land.

But that is not the only important change.

There is also a stronger focus on intensification, particularly around railway stations. Policies L1, L2 and L3, including L3.2c, specifically support the principle of getting more development near railway stations where sites are within a reasonable walking distance.

So what could this mean for future development opportunities?

More housing delivery. More pressure on councils. And potentially more opportunities for well located sites near transport links.

🏡 PLANNING APPROVED!

Always a great way to start the week, with another successful planning approval secured for our latest scheme in Kent!

This exciting project is a new detached family home, designed around the client’s vision for beautiful internal spaces, simple finishes and a striking feature staircase.

The U shaped design creates two wings extending from the main body of the house, embracing a central courtyard with glazing to all aspects. From the initial approach, the property will appear relatively traditional before opening up to reveal generous spaces, natural light and a strong connection to the courtyard.

Good infrastructure matters. 🚆

Having lived in East Asia, I’ve seen first hand how seriously infrastructure is taken and the huge impact well planned transport can have on how people move, connect and experience a city.

It’s great to see improvements being made across London’s Overground network, including the Mildmay line, and even better to see these routes being given their own identities and becoming more clearly integrated into the wider transport network.

Infrastructure might not always be the most glamorous topic, but it plays a huge role in shaping the places we live and work.

🇬🇧 Britain’s future might be brighter than you think…

Standing outside the Francis Crick Institute in London, it’s hard not to feel proud of what’s being achieved right here in the UK.

There’s a lot of talk about Britain being in decline, but look at sectors like biosciences, life sciences and technology and the picture looks very different.

The UK is attracting huge levels of investment and, in biosciences and research, investment is greater than Germany and France combined.
That’s not a country without a future. That’s a country at the forefront of some of the most important industries of tomorrow.

Perhaps the story of Britain’s future isn’t quite as gloomy as we’re sometimes led to believe. 🇬🇧

£7.5 MILLION for a penthouse at St Pancras 😱

Perched above one of London’s most iconic examples of High Victorian Gothic architecture, there’s currently a penthouse on the market for an eye watering £7.5 million.

But will it achieve that price?

With the London property market currently facing slower turnover and properties taking longer to sell, sellers are increasingly having to reconsider their asking prices. In some cases, reductions of 10% or even 20% are needed to get a deal across the line.

Even at £6.8 million, that’s still an extraordinary amount of money for an extraordinary building.

But beyond the price tag, what a building. And thankfully, this piece of architectural history is still standing.
