Some Floor Plan Studies completed as part of a Space Planning Exercise for one of our domestic clients in Sunnyside, Rotherham. This semi-detached property with an extensive rear garden has great potential for expansion so options were developed for a new single-storey rear extension combined with some modest internal alterations to create a more functional dwelling for this growing family.

The clients brief included requirements for a new downstairs WC, improved Kitchen / Dining areas and a separate Utility Room with options for an additional downstairs Bedroom, Games Room and Entrance Hallway where possible. Preliminary designs and Budget Costs were prepared, inclusive of all relevant design and statutory application fees, which then enabled the client to have a meaningful discussion with their mortgage advisors before deciding how best to proceed.

This week we obtained planning approval for one of our domestic clients for this new residential annexe within the rear garden of their semi-detached property in Dinnington. Prior to making the planning application a couple of preliminary design options were submitted to the planning authority for pre-application planning advice and the design was adjusted in accordance with that advice in order to give the application the best chance of success. We also engaged with the planning authority in response to feedback received during the consultation period, making design adjustments where necessary, in order to move towards a position where the planning authority could support the application.

Building Regulations approval obtained in 22 days! This must be the quickest turnaround yet for one of our Permitted Development home extension projects.
Initial client consultation and property survey undertaken on 3rd September 2025 and Building Regulations Full Plans approval received on 25th September 2025. Builder already on site and works due for completion well in advance of Christmas.

A recently completed Feasibility Study to investigate potential redevelopment options for an existing factory unit in Rotherham. Stage One carried out to identify possible options for subdividing the existing site and buildings into smaller units with potential alternative end uses. Stage Two carried out to develop two preferred options into basic Outline Proposals with high level cost estimates. At each stage the drawings were supplemented with detailed reports to assist the client in assessing the options and help inform their future decision making processes.
