When the project is "Done..... (but not done)......."

We've been called in to try to help with this small HMO project.
Feel really sorry for the Overseas Investor - He's had a nightmare!

Property Finished..... Carpeted, Painted, ready for furniture.....
And - it doesnt meet licensing space standards.
One of the rooms is undersized!
The original design (by others) is poor / the drawings dont reflect what is on site.
(take a look at our existing plan - can you guess what room)

And its made worse by the builders not following the drawings!
(Lets not even go into the shoddy workmanship - really low standard)

And - to make matters even more worse.... the build ran way over and the area has gone gone Article 4.

So - client has ended up with a "finished" HMO - which he cant license for full occupancy - and a design which will highly likely get kicked out of planning!

And i'm not even referring to the fact its a HMO application.
I'm talking about the partitions straight into the backs of mullions. (look at 4 bedrooms on front elevation)

Rarely does a LPA support this.

So - what do we do?

We start at first principles - we design 3 options.

Option 1 – Light touch – 5 people over 4 rooms sharing 2 baths. (all rooms over space standard to require additional living)
Option 2 – Med touch – 5 people over 4 rooms each with own ensuite / offsuite. (all rooms over space standard to require additional living)
Option 3 – Heavy Touch – 5 people over 5 rooms each with own ensuite / offsuite (2 rooms fall below the 10sqm rule and require additional living space)

Designed taking into account licensing.
Designed to give best chance at planning.

What option would you go for?

I often think they are so much better at this in Europe than we are in the UK.

Turning the mundane into something better.
Creating Art in the public realm that isn't just some sculpture that no one understands plonked in a space.

This is just a level change between to streets, from a road down to a short tunnel below.

The stairs are fantastic cutting back and fourth in the space, with landings to rest and enjoy the artwork.

The murals are wonderful, so much to see and designed to align with views.

It's fun, whimsy, exciting, uplifting for the heart and soul.

This isn't even major city.
And it's not a main space in the town.

It's just a bit of network function made better for residents.

If you ever get the chance, I highly recommend a day trip to Cartagena Murcia.

Felt like an Architectural Field trip from my uni days.

So much to see.
Some fantastic architecture.
Something for all tastes.

Polycarb as toilet enclosures!
Fantastic
Looked very sleek and crisp.

In fact, loved the whole vibe of the restaurant at Puntaprima

Unfortunately, all the pics I took of the terrace where we are have my kids in them (I don't share family pics on socials)

Food was fantastic.

Planning Appeal Game is Strong!

Suggestion it might not be a sustainable location..... Ahem - let me get out my highlighter......

Suggestion it might not be inline with context - Oh Really?

Suggestion Overshadowing might be an issue - Not on my watch....

Before and After sketch view for appeal on a refused planning app.

We feel we have a strong argument - in fact we were suprised at the refusal

The existing sits so uncomfortably in the streetscape.
The proposed - looks like its always been there.

Wish us luck!

A little insight into the glamorous world of architecture… 😅

Recently, we were asked if we could “just share” some CAD files from a previous project.

The thing is — drawings, surveys, CAD models and technical information aren’t just spare files sitting in a folder collecting dust. They represent hours (sometimes weeks) of measured surveys, coordination, design work, problem solving, revisions and consultant input… all paid for by a client as part of a professional service.

When a property changes hands, the building transfers ownership — but the intellectual work behind it doesn’t automatically become a free download.

We work with a lot of investors and developers who often spend significant sums on design work for buildings they ultimately never purchase. Sometimes deals fall through, sometimes they’re gazumped, sometimes projects simply don’t progress.

So when another party later approaches us asking for those drawings, we try to do something that benefits the original client where possible.

Our response is usually:

“As these were paid for by the previous client, what I generally do in these scenarios is introduce the enquiry to said client and allow an opportunity for the files to be purchased directly from them.”

I’ve never really heard of anyone else doing this, but we’ve always seen it as a small way of going the extra mile for our clients and recognising the investment they made in the project.

Good design work has value — and so does looking after the people who paid for it.

So no… architects aren’t Amazon Prime. 📦😂
