😍Ten years. One studio. A thousand decisions that led to this moment.

This month we celebrate a decade of Create It Studio Architects - ten years of curiosity, collaboration and constant evolution. It feels like we blinked and an entire chapter passed: first sketch, first client trust, first big win, late-night revisions, and the quiet satisfaction of seeing our designs come to life.

A few things I’ve learned along the way:

- People matter more than projects. The relationships we build are the foundation of every great outcome.

- Details compound. Small improvements, repeated, become exceptional work.

- Flexibility is a superpower. The best plans bend when reality insists on change.

- Culture is created, not hired. We intentionally nurture curiosity, feedback and respect.

🚨 Important update for HMO property developers in Tameside

From 2 October 2025 an immediate borough‑wide Article 4 Direction is in effect across Tameside removing permitted development rights for conversions from dwelling houses (Use Class C3) to small HMOs (Use Class C4). Conversions that previously did not require planning permission will now need a planning application.

What this means for you

- Any proposed conversion of a dwelling to a small HMO now requires planning permission.
- Applications will be assessed against Tameside’s planning policies and other material considerations.
- The change aims to manage HMO growth, protect local character, and help maintain balanced housing mixes and well‑managed shared homes.
- Local residents will have a greater opportunity to comment through the planning process.

Action recommended

- Review current pipelines and feasibility assessments for C3→C4 conversions in Tameside.
- Factor additional time, cost and planning risk into project programmes and budgets.
- Consider early pre‑application advice from Tameside Council to clarify requirements and improve application prospects.
- Where appropriate, explore alternative development or change‑of‑use options that remain permitted or have clearer planning prospects.
