LN8 Networking Event at Ryland Design

It was a pleasure to help host the latest LN8 Networking Event alongside Nicholsons Chartered Accountants at our offices in Market Rasen.

A big thank you to everyone who attended. It was fantastic to see such a diverse range of local businesses come together, share ideas, build new connections and strengthen existing relationships.

Events like these highlight the power of business networking and the opportunities that can be created when like-minded professionals collaborate and support one another.

We were delighted to welcome everyone into our office and showcase what we do as a family-run Chartered Architectural and Planning Practice, helping clients across Lincolnshire with their architecture, planning and building needs, and turning their ideas into reality from initial concept through to completion.

Thank you again to everyone who joined us. We look forward to seeing you at the next LN8 event.

Planning Myth #04

🚫 MYTH: Planning permission and Building Regulations are the same thing.
✅ FACT: Planning permission and Building Regulations are two separate processes.

Planning permission considers how a development affects its surroundings, while Building Regulations focus on the safety, performance and construction standards of the building itself.

Many projects require consideration of both, and obtaining one does not automatically mean the other has been satisfied.
Understanding the difference can help avoid delays and unexpected issues later in a project.

CLASS Q APPROVED | NORTH LINCOLNSHIRE

We're pleased to have secured Class Q approval for the conversion of an existing agricultural building into five residential units in North Lincolnshire.

The proposal will bring a redundant farm building back into productive use, creating five new homes whilst retaining the rural character of the site.

Another successful rural conversion project delivered by the Ryland Design team.

🏛️ Planning Myth #03

🚫 MYTH: A larger extension always adds more value.

✅ FACT: Good design often creates more value than simply adding more floor space.

Well-planned layouts, natural light and improved functionality can have a greater impact than size alone.

The most successful extensions are often those that make a property work better for the people living in it.

Thoughtful design can maximise the potential of a space without necessarily increasing its footprint.

Another planning success!

Planning permission has been approved for this new agricultural storage building designed to provide practical, long term storage for machinery and bale handling operations.

Although agricultural buildings can often proceed under permitted development rights, the building's location close to the road meant a full planning application was required. We're delighted to have secured approval and can now move on to the construction stage.

Keep an eye out for progress updates as the project takes shape.

🏛️ Planning Myth #02

🚫 MYTH: If I don't need planning permission, I don't need drawings.

✅ FACT: Many projects still benefit from professional drawings, even where planning permission isn't required.

Accurate drawings can assist with Building Regulations applications, contractor pricing and construction coordination.

A well-prepared set of drawings can also help identify potential issues before work begins, reducing costly changes later in the project.

Clear information at the start of a project often leads to a smoother process from design through to construction.

Planning Permission Approved – What's Next?

Another great result for one of our clients, with planning permission successfully secured for their project.
With the planning stage complete, the focus now shifts to turning the approved design into a fully specified construction package.

Our next steps include:
✅ Building Regulations Drawings
✅ Technical Construction Details
✅ Tender Package Preparation
✅ Contractor Pricing & Procurement

This stage is where the design is refined, construction details are coordinated, and competitive contractor pricing is obtained to help the client move forward with confidence.

Planning approval is an important milestone, but now the final phase of the design process begins as we prepare the project for construction.

Planning Myth #01

🚫 MYTH: If my neighbour objects, my planning application will be refused.
✅ FACT: Planning decisions are based on planning policy and material planning considerations, not simply the number of objections received.

While neighbour feedback is considered, an application isn't automatically approved or refused based on local support or opposition alone.

Every application is assessed against relevant planning policies and the specific circumstances of the site and proposal.

Understanding how the planning system really works can help avoid unnecessary worry and confusion.
