Episode 2: Slipped Roofing Tiles.

One slipped tile is usually a pretty straightforward, local repair.
It’s when multiple tiles are slipping at the same time that a bigger question may need to be asked.

A single tile can move because of a failed nail, cracked nib, storm lift, poor fixing, or someone disturbed it while working on the roof. If everything around it is still sitting properly, then it’s almost certainly a quick local repair job.

But if three, four or five tiles have slipped in the same area, or the same problem keeps coming back, it may point to failing fixings, tired battens, weathered tiles, or a roof covering that is starting to break down.

It’s important to look at the context of slipped tiles, but more often than not, it’s just a repair job 😮‍💨

That is the issue with comparing roofing quotes on cost alone. One quote might include proper access, waste removal, preparation work, good quality materials, edge details, flashings, fixings and a repair designed to last.

… Another might only cover the quickest visible fix, without dealing with the reason the problem appeared in the first place.

A good roofing quote should make the scope clear before work begins. You should understand what is being done, why it is needed and what is included in the price.

The cheapest quote is not always the cheapest in the long run. Sometimes, it is just the one with the most missing.

A chimney takes a fair bit of punishment over the years 🧱

Rain, wind, frost, heat, movement and general age all gradually wear away at the brickwork and mortar. Over time, the joints can start to crack, loosen or crumble.

That is when repointing becomes important.

Your chimney may need repointing if you notice crumbling mortar, visible gaps between the bricks, damp marks nearby, loose leadwork, staining, plant growth, or small pieces of mortar appearing on the roof or ground surrounding.

If it is left too long, a damaged chimney can allow water into the chimney stack and the surrounding roof area. What starts as a repointing job can quickly turn into replacing tiles, repairing leadwork or dealing with deeper structural damage.

The roofline is one of those parts of a property that everyone sees, but not everyone understands. Words fly around like ‘soffit’ and ‘fascia’, but what do these actually mean? What do they do? 🏠

The ‘fascia’ is the board running along the lower edge of the roof. It helps support the guttering and gives the roof edge that clean finished aesthetic.

The ‘soffit’ sits underneath the roof edge, protecting the rafters and often helping with ventilation in the process.

The guttering and downpipes move rainwater away from the property before it can cause damp, staining or damage.

When you put all these things together at your roofline, they do a lot more than just make the roof look tidy. They help protect the structure, manage water properly and stop small issues turning into expensive repairs.

Episode 1: Leaky roof valley.

Valleys deal with a serious amount of rainwater because they sit where two roof slopes meet. When the flashing starts to split, lift, corrode or fail at the edges, water can find its way through quickly. But, does that mean the whole roof needs replacing?

Thankfully, oftentimes not.

If the surrounding tiles, battens and structure are still sound, it may be a targeted repair. But if the leak has been going on for a while, the damage can spread underneath, which means a bigger section may need attention.

A leak in one place does not always tell the full story. If you catch the issue early, then a leaky roof valley can very easily just be a repair - not a roof replacement.

This one is actually a very common misconception. After all, the aesthetic of the flat roof doesn’t scream “run-off water”.

A properly installed flat roof should manage water, protect the structure beneath and perform reliably for years. The problems usually only begin when the wrong system is used, the details are rushed, drainage is poor or old repairs are patched over without solving the cause.

Flat roofs can be a great option for extensions, garages, commercial buildings and modern properties. It just comes down to the right specification, the right materials and the right installation.

So, no, flat roofs are not more liable to leaks than a pitched roof - only poorly installed roofs are.
