The Orangery

We are thrilled to share a recently completed project in St Columb Major! Our clients approached us with the challenge of improving their old, uninsulated and underutilised conservatory into a space that not only integrates with the existing property but forms relationship with the garden and house. We designed the Orangery to be highly insulated, with high-spec double glazed windows and underfloor heating to ensure year round use.

Maximising light with a large lantern overhead and full width bi folds the space is flooded with light year round, creating the perfect social space when opened up in the Summer months.

Locally sourced granite quoins were essential to harmonise the new addition with the existing.

Fantastic craftsmanship has brought this project to life by their dedication to quality speaks for itself.

Our recent side extension project in Porth, Newquay showcases our commitment to designing functional, yet aesthetically pleasing spaces.

The client’s desire for a more open-plan living area, coupled with the stunning sea views, inspired our design to create a seamless transition between the interior and exterior.

We handled the entire project, from planning application to building regulations and structural engineering.

Our 3D renders provided the client with a clear visualisation of our design, ensuring their complete satisfaction throughout the process.

Success! 🎉 We’re thrilled to announce that we’ve secured planning permission for the Pall Corporation’s new roof replacement project.

By re-cladding and raising the roof height, we’ve not only addressed the existing leakage issues but also created the perfect space for solar panels.

This sustainable solution will help Pall Corporation achieve their environmental goals and contribute to a greener future. ♻️☀️

We are pleased to announce the submission of a planning application for a rear extension along with other works in Truro, Cornwall.

The project will feature a contemporary open-plan kitchen within the new extension, wrapped in vertical cedar cladding and paired grey anthracite window frames.

The garage is also being extended and converted to include a gym and golf simulator, while a newly re-designed, tiered landscaped garden will provide a seamless transition to the new extension above.

We even added a new porch to match!

Another planning application underway for our project in Falmouth, a rear extension added to provide a large open plan living area and utility/storage side extension.

We are delighted to announce we have achieved Planning Approval for our UNESCO World Heritage Site in Cornwall!

After two previous rejections our Clients didn’t give up. They found us. After consulting with various Planning Officers and past applications we began to carefully design a space that was sensitive to the heritage of the site, preserving the historic miners’ cottage and views to Killifreth mine beyond.

Our sensitive restoration of the dilapidated cottage has now ensured that the cottage will continue to be celebrated as a component of the local historic landscape.

While the new extension has been sunken into the landscape and covered with a green roof to minimise disruption to the expansive views towards Killifreth mine, providing adequate space for a modern day family home.

Legislative amendments to increase planning application fees in England have now been formally “made” and will take effect on 6th December 2023.

The main points affecting how fees are calculated on Planning Portal are that:

Application fees in England will be increasing by 25% across the board, which will rise to 35% for major schemes based on the legislative interpretation of ‘major development’.

The provision for a ‘free go’ on application resubmissions in England will also be removed, but individual applications that were already eligible for a free resubmission prior to the change (i.e. before 6th December 2023) will remain so. This will see the number of such exemptions fade out over the 12-month period after the amendments have taken effect.

A fee is being introduced for the prior approval application required, as part of the permitted development rights for ‘development by the Crown on a closed defence site’.

Separately, the amendment introduces an annual rise in application fees linked to inflation (and capped at 10%) every April from 2025 onwards.

It also tightens the planning guarantee so that undetermined non-major applications (including householder developments) will be eligible to receive a refund after 16 weeks, shortened from the 26-week period which remains ‘as is’ in all other cases.
