We're delighted to have submitted a Class Q Prior Approval application for the conversion of this redundant agricultural barn into a beautiful, light-filled family home in the Warwickshire countryside.

PLANNING PERMISSION RECEIVED!!!

We've recently obtained planning permission from Teignbridge District Council for the extension and renovation of this bungalow in Liverton.

The proposals include a single storey rear extension to provide an open plan kitchen, dining and sitting room with an improved connection to the substantial rear garden; a new porch and more prominent primary entrance to replace an existing conservatory; internal reconfiguration to include the addition of an ensuite to the master bedroom and a new gym.

Looking forward to seeing this one start on site in the coming months. Watch this space....

CERTIFICATE OF LAWFULNESS SECURED ✅

We're ending the week on a high having successfully obtained a Certificate of Lawfulness for the conversion of this property in Burnham-on-Sea into a 6-bedroom HMO.

The proposals include a loft conversion with rear dormer to create additional high quality accommodation whilst making efficient use of the existing building footprint.

Unlike planning permission, a Certificate of Lawfulness confirms that the proposed works are lawful under permitted development legislation (GPDO) — and can offer clients peace of mind as well as avoiding any awkward questions from solicitors or lenders during any potential future sale.

Projects such as this require a detailed understanding of permitted development rights, HMO standards and the technical requirements surrounding loft conversions, fire safety and space standards to ensure a compliant and deliverable scheme.

This was the first HMO project for our client and we're looking forward to working with them again to help build a portfolio and steady income stream while providing essential low cost accomodation.

BEFORE & AFTER | Ogwell Transformation Underway ✨

Swipe to compare the existing property with our proposed CGI visualisation for this exciting single storey rear extension project currently underway in Ogwell.

Our clients wanted to transform the rear of their home into a more contemporary and sociable family space, creating a stronger connection between the house and garden whilst maximising the usability of the external areas.

The proposals include:

The Ones That Got Away…

Not every design we create makes it to site.

Some projects fall short at planning stage, some are paused because the costs become prohibitive, others because our clients’ circumstances or priorities change, and occasionally a fantastic plot simply never sells.

But that doesn’t mean these schemes weren’t full of creativity, ambition and exciting ideas.

From contemporary extensions and reimagined family homes to bold countryside dwellings and carefully considered renovations, every unbuilt project still represents hours of design thinking, collaboration and passion. Many of them pushed us creatively and helped shape the way we approach future projects today.

Architecture is often judged only by the finished photographs, but behind every completed build are countless concepts, sketches and proposals that never quite made it over the finish line. That’s simply part of the journey.

So we thought we’d share a few of “The Ones That Got Away…” — designs we still genuinely love, even if they never became reality.

And who knows… perhaps some of them may still have their day yet. We certainly haven’t given up on all of them just yet. 👀

PLANNING PERMISSION RECEIVED!!!

We’re delighted for our clients after receiving confirmation that planning permission has been granted by Torbay Council for this proposed single-storey front extension in Torquay, replacing an existing conservatory.

Having previously secured planning permission for a first-floor rear extension for the same clients back in 2024, it was fantastic to be invited back to help with the next stage of their home transformation following their kind review of our services last time around.

This latest project focused on replacing a cold and draughty conservatory with a larger, more practical extension that creates a far better connection between the internal living space and the garden. The proposals also included replacing the existing single garage with a larger double garage to better suit our car-loving client’s needs.

While relatively modest in scale, these changes will make a huge difference to how the home functions day-to-day, helping our clients put the final pieces in place to create a family home tailored perfectly to them.

Not every successful home project needs to be grand or extravagant. Often, the best designs are the ones that simply make everyday living easier, brighter and more enjoyable. As the famous Bauhaus architect Louis Sullivan once said: “Form follows function.”

FALL-BACK SUCCESS IN CORNWALL!!!

We're ending the week on a massive high having just received confirmation that planning permission has been granted by Cornwall Council for this 'fall-back' dwelling to replace an extant Class Q prior approval.

The fall-back argument essentially uses the extant Class Q prior approval as a lever to achieve permission for a new dwelling in the open countryside where it would otherwise be contrary to policy, providing that there is a public betterment that the proposal provides beyond what the extant Class Q permission could achieve.

In this instance the betterment is provided in terms of sustainability through the use of renewables (solar, ASHP, MVHR) as well as the use of rainwater harvesting coupled with the proposed landscaping will improve fauna and flora on site and provide an ecological betterment. It also helps that the footprint and volume of the proposed dwelling is significantly reduced in comparison to the existing barn and we have worked with the topography of the site to ensure no significant increase in height and massing, whilst still providing a two storey family home.

Now on to the detailed design of the spectacular home. Really excited to see this one materialise on site. Watch this space.....

Take a look at this property which we've overseen the renovation of over the last 3 and a half years. We oversaw planning (including a successful appeal for the rear dormer) & building regulations for a two storey side extension and single storey rear extension to an existing detached property in Ashford, Middlesex, which sought to almost double the footprint of the existing dwelling and provides a spacious 5 bedroom family home.

We were initially instructed by our client to maximise the plot value and had looked at the possibility of squeezing an additional 2 bedroom property on the site in a semi-detached arrangement however this proved not to be feasible.

Through a coordinated approach with both the applicant and the local authority we were able to secure permission which almost doubles the footprint of the existing property and in doing so, significantly increase the sell on value of the property for our client.
