We’re used to the usual reports from student properties…

• Loose door handles

We often get asked where the name Lagom Property Solutions comes from.

In Sweden, “Lagom” means not too much, not too little — just enough.

It’s about balance.

Doing things properly without waste.

Fixing what can be fixed rather than replacing everything.

Making homes work well for the people living in them.

That mindset is a big part of how we approach our work.

Sometimes that means a simple repair.

Sometimes it’s a full refurbishment.

A little throwback to an extension project Harry worked on in Brixham a few months ago.

This was a solid brick and block extension, creating a brand new craft room and lobby area for a lovely couple. Always nice to see a project like this come together and turn an idea into a proper usable space in someone’s home.

While Lagom Property Solutions spends a lot of time looking after student rentals and managed properties, doing the day-to-day jobs like curtain poles, door hooks, repairs and maintenance…

This student property kitchen was grim 😬

Broken flooring.

Out with the old, in with the new… we’re not blind to a good upgrade!

Today’s job — blind replacement in a rental property in Exeter.

The old ones had drawn their last curtain call…

They just couldn’t pull their weight anymore…

And frankly, the view on them was… ropey 🫣

So we stepped in, measured up, and gave the window a fresh new outlook on life. Clean lines, smooth action, no more wonky tilts or half-mast drama.

You could say the place is now looking… shade better 😌

Made to measure blinds, curtains, and cows- supplied and fitted! 📏📐

Oh — and while we’re talking interiors…

Here’s the crazy cow again 🐄🤣

Over the summer we were asked to pick up some “neutral, simple” wall art for a property.

Naturally… I chose the brightest, boldest, most chaotic cow I could find.

Did the agent know?
Absolutely not.

Did it make it into the property?
Yes.

Did it get rubber-stamped into the inventory booklet before anyone realised?
Also yes 😇

By the time anyone clocked it, it was officially documented and part of the décor history.

Still makes me chuckle every time I see it. Sometimes rentals need a bit of personality… even if it mooooves the goalposts slightly.

No job too small.
No art choice too questionable.

Saturday morning clearance of a bin store at a block of flats in central Exeter after it had been fly-tipped.

Not just a couple of bits either… furniture, bags of who-knows-what, and the usual “someone else will deal with it” pile 🙄

We got it cleared, sorted and separated properly — as always:

🕑 2am. Midnight oil officially burned. Job done.

When a property is vacant and the deadline is looming, all hours are fair game.

This was a full redecoration of a 2-bed flat in Exeter, along with a deep clean and a list of minor maintenance jobs to get it ready for the next occupants.

We won’t lie — this one fought us the whole way.
Nothing quite went to plan and it felt like everything was against us… but the end result is a massive improvement and absolutely worth the graft.

Another one turned around, another deadline met.
Now… sleep 😴

A very busy Monday dealing with the aftermath of flooding incidents.

Our commercial dehumidifiers were pulled into service on two separate jobs, alongside our carpet blower, to help speed up drying and prevent further damage.

💧 Job 1:
A burst pipe in a kitchen at a university property.
Dehumidifiers and carpet blower deployed to assist with drying the affected carpeted areas.

💧 Job 2:
A flooded basement in Exeter, with a vac and dehumidifier installed while we carry out further assessments on the flooring and surrounding areas.

We have commercial dehumidifiers available for emergency drying at £80 per week (inclusive of VAT).
Early drying is key to reducing long-term damage, mould risk and repair costs.
