I’m looking for someone to JV with me, but they must have funds of between £100k to £500k
We are experienced developers / landlords with a portfolio of properties.
I have a few properties with planning approval which I want to refinance and develop but lacking the finance to do it. This would make a great opportunity for anyone with funds and who wants to gain experience at the same time. I can offer the following security:-

First Charge over the property and 50% of the shares voting rules in the SPV until completion.

My preferred exit would be to give 1.66% per month against any monies lent until repaid.
I would like to retain 100% of the property at the end, but this is optional. I'm looking to move quickly.

Westwood Apartments Update

We have submitted planning for 120 units in this 16-floor highrise on a brownfield site adjacent to the Westwood Tramstop and only 20 mins from Manchester City Centre. This site will have a GDV of over £18m once built.

We were supposed to have a planning output on the 8th of February but that date came and went.

The planning department is asking until the end of May to make a decision.

The reason for this is the 2 fold. Firstly they stated they don't have responses for all the consultees yet. However, they do have all the main ones.

The second reason is there are local elections and there is a risk of politicisation of the site with candidates likely to support populist views.

Although May might be sooner than we would get an appeal for non-determination we have decided to go down the appeal route and take it out of local hands and away from the local political arena.

Ultimately we believe it will be more objectively assessed and improves our chances of success.
