It's one of the first questions we're asked, and the answer is: it depends.

Some home extensions can be built under permitted development rights, while others require full planning permission. Key factors include:

โœ”๏ธ Size and height of the extension
โœ”๏ธ Distance from neighbouring boundaries
โœ”๏ธ Whether the property is a listed building
โœ”๏ธ Location within a conservation area
โœ”๏ธ Proposed design and materials

Understanding what's possible from the outset can save significant time, expense, and frustration later in the project. That's why we work closely with our clients from day one, helping them navigate planning requirements and develop designs that are both inspiring and achievable.

We had an absolutely wonderful time at Kitchen Architecture last night!

It was an evening filled with great company, inspiring conversations, and delicious vegetarian dishes prepared by private chef Fran Currier, all set within their beautiful kitchen space.

The experience definitely got Maciej and me thinking about what our next kitchen might look like, and gave us plenty of inspiration for our own summer suppers.

And look who we bumped into!

There's something special about summer evenings spent outdoors with good friends, great food, and plenty of laughter.

๐Ÿก Planning an Extension? Start With the Bigger Picture.

One of the most common mistakes homeowners make is focusing solely on the extra square footage. While gaining space is important, a truly successful extension considers the entire property, and how it connects with the outdoors.

Before any plans are drawn up, ask yourself:

โžก๏ธ How will it impact the garden and outdoor living space?
โžก๏ธWill it add long-term value to the property?
โžก๏ธ Does it complement the character and style of the existing home?
โžก๏ธ How will it affect natural light and the overall flow of the house?

The best extensions don't feel like an add-on. They enhance the way a home looks, functions and feels, creating a seamless connection between indoor and outdoor living.

Thoughtful architectural planning can transform far more than the size of a home - it can completely change the experience of living in it.

๐ŸŒฟ It's and we're celebrating some of our favourite projects that successfully brought the outside in.

A beautiful garden should be enjoyed from every angle, and the right extension can transform the way you experience both your home and outdoor space.

An extension should improve how you live, not just add space.

The most successful home extensions enhance everyday living by:
โ€ข Creating better flow between spaces
โ€ข Maximising natural light
โ€ข Improving storage and functionality
โ€ข Strengthening the connection between indoors and outdoors
โ€ข Adapting to your family's future needs

Before designing an extension, it's important to consider how the space will be used, how it complements the original property, and how it can create a seamless transition between home and garden.

At MarbleAir, we design extensions that feel like a natural continuation of your home, both visually and practically.

We had a fantastic time at a recent networking event organised by Enterprise Oxfordshire and hosted at the iconic Hook Norton Brewery

When you're busy running a business, it can be difficult to find the time to step away from your desk and connect with other business owners. That's why events like these are so valuable, not only for building relationships but also for sharing experiences, exchanging ideas, and learning about the challenges and successes of other local businesses.

Networking isn't just about finding new opportunities; it's about becoming part of a wider business community and supporting one another's growth.

A big thank you to the organisers and everyone we had the pleasure of meeting.

Did you know that changing the use of a property isn't always as straightforward as it sounds?

Whether you're converting a commercial building into residential units, transforming an office into a gym, or repurposing a retail space, understanding the Change of Use planning process is essential.

Here's a simple guide to the key steps:

1๏ธโƒฃ Identify Your Property's Current Use Class
โ€ข If your proposed use remains within the same use class (for example, a shop becoming an office within Class E), planning permission is often not required.
โ€ข If the new use falls into a different class (such as commercial to residential), planning permission may be necessary.

2๏ธโƒฃ Check Permitted Development Rights (PDR)
โ€ข Some changes of use are allowed under national legislation without a full planning application.
โ€ข In certain cases, you'll still need to obtain Prior Approval from the local authority, which may assess factors such as transport impacts, flood risk, noise, and access to natural light.

3๏ธโƒฃ Prepare and Submit Your Application (if required)
You may need to provide:
โ€ข Existing and proposed floor plans
โ€ข A site location and layout plan
โ€ข Supporting reports (parking, noise, transport, design and access statements, etc.)
โ€ข The relevant planning application fee

4๏ธโƒฃ Await the Decision
โ€ข Most applications are determined within 8 weeks.
โ€ข Larger or more complex schemes can take up to 13 weeks or longer.

5๏ธโƒฃ Obtain Building Regulations Approval
Even if planning permission is granted, separate Building Regulations approval may still be required to ensure compliance with structural, fire safety, ventilation, and energy performance standards.

6๏ธโƒฃ Appeal if Necessary
If your application is refused, you have the right to appeal through the Planning Inspectorate.

Confused by the planning process? You're not alone.

๐Ÿพ May was packed with canine celebrations!

The four of us at MarbleAir absolutely love a good walkie walkie, especially in the company of both two and four-legged friends!

On the second Saturday of the month, we joined DogsnHomes and The Mill House for a beautiful dog walk around and . Always a treat (!) and, with celebrated on the 20th of May, we wanted to give a huge shout-out to the amazing charity that brought Flynn and Angie into our lives. Big thank you ๐Ÿ’›

Then last week, we joined tailsonthetrail for a relaxed walk starting from town centre. The atmosphere is always so chillaxed, and we usually finish with refreshments at a local pub - honestly the perfect Sunday morning and afternoon!

What are you and your four-legged friends up to this June? Share in the comments ๐Ÿถ๐Ÿ‘‡

Some great to share from this recently published feature on our project in .

A snapshot of how a recommended interpreted our package, balancing the original brief with the clientsโ€™ final decisions throughout the build.

Itโ€™s always a joy to flip through the finished photographs and realise the final concept stayed remarkably close to the original vision.

Do you know who leads a heritage project?

In most, though not all cases, the leadership comes from within the client body itself. The ideal project leader is not defined by technical expertise alone, but by their ability to manage a complex and evolving process effectively.

They become the key point of contact between architects, surveyors, contractors and the wider church or community group, helping to provide continuity, clarity and accountability throughout the project journey.

Successful heritage projects rely on strong collaboration, communication and coordination just as much as conservation expertise.

Have you seen Guy Ritchieโ€™s Young Sherlock on Prime?
We haveโ€ฆ and yes, we binge-watched it last weekend!

While watching, we found ourselves doing a bit of location detective work, as some of the filming spots looked very familiarโ€ฆ and we were not so far away!

The series used locations across Bristol and Wales to recreate Victorian London and Oxford, with additional filming taking place in Spain.

Some of the key scenes were filmed in Bristolโ€™s Old City, Queen Square and the Underfall Yard, while Welsh locations included Merthyr Mawr, Llandaff Cathedral and Monmouth.

Itโ€™s always fascinating to see how historic architecture and carefully chosen locations can completely transform the atmosphere of a production.
